I took a look at the latest plans submitted to Compass. There are no formal renderings yet. Some things in the latest plans that I noticed...
- 250 parking spaces
- 232 apartments
- Amenity deck's pool "overflows" to create a water feature along Oak Street.
- Clad in red brick, cast stone, gray metal paneling, red textured paneling, and perforated metal.
- 134ft from street level (3rd) up to the roofline.
- Angled balconies on the inside of the "L" shape. This allows the views from those balconies to be angled towards downtown.

Still wish 4th street wasn’t getting permanently removed. Could’ve been a good street connecting RM and Columbus Park

So is it pool water? Wouldn't want to swim in a pool that recirculates to the open street. People will dump all kinds of stuff in it.

I imagine it’s not actually pool water but instead designed to look that way from the street.

Even assuming 9 comes down to grade sometime in our lifetimes.that's still a large wish. 4th st is a rumor

Not building 232 apartments to build a road in 20 years is a bad tradeoff.

4th st doesn’t exist for six blocks through the River Market and there’s already two buildings on top of it. Streets that stop and start over and over would be better used for space for people.

When there’s no chance of a usable street being constructed that isn’t just a half block city liability to repair, space for people would also be a building

I’m generally not for removing streets, but this isn’t a situation where the building is taking away usable urban space. this building will help activate two streets that exist at the expense of a hypothetical street

The applicant shall revise the parking garage to the back of the building and bring units to the west facade facing Oak street.

Hell yes. City Club & the upcoming Milhaus Freighthouse project should be the new city standard as far as requiring walk-up residential in lieu of blank parking walls (if retail isn't a good fit)

Here are the first 3D renderings. These were uploaded to Compass on July 28th. City Plan Commission meeting scheduled for August 17th. The walk-up style units have yet to make an appearance.
