I like it so far. Bridges over the street. Although too many garage entrances

The western half garage should go in/out on Independence. More garages entering and exiting on 5th is a horrible idea.

NSPJ is going to have designed half the River Market by the time they're through! The bridge is an interesting idea and very old world. I'm a bit concerned by how low and massive it is, though. I hope they find a way to keep it from feeling gloomy underneath.

I’m interested to see the design, this corner will go from having almost absolutely nothing to completely filled soon.

I wish main street had something going on besides car holes. Seems like the alleyways would be a good place to locate those

(a) Lease of Structured Parking Spaces. As consideration for the Sale Price, the Developer shall provide for the construction of a minimum of eighty-five (85) Structured Parking Spaces (“Structured Parking Spaces”), which will be located and accessible on the Properties in a manner reasonably agreed upon by the parties. City and Developer acknowledge and agree that the terms of such Lease shall include a thirty (30) year term, base annual rent of $1.00 and additional rent to reflect a commercially reasonable, market-rate management fee by the Developer to operate and manage the Structured Parking Spaces on behalf of the City and reimbursement to the City of its proportionate share of income (less expenses) generated by any parking fees charged for the Structured Parking Spaces. Mutual execution of such Lease by the Developer and City shall be a condition to closing hereunder. The remaining parking spaces in the Parking Garage that are not designated as Structured Parking Spaces pursuant to the Lease shall be for Developer’s exclusive use (“Developer Parking Spaces”) to serve the remainder of the Development Project and Developer shall have the right to solely control the use and access to such Developer Parking Spaces. Until commencement of construction on the Development Project, the City shall have free access to the parking lots currently located on the Properties subject to agreement between the Parties upon terms governing such use within the Lease.

G.The Parking Garage will be located within the River Market neighborhood and includes a substantial number of parking spaces that may be used after retail business hours for residential, streetcar, or special event needs;
H. The Parking Garage will promote economic development in the City and promote the construction of retail services for the citizens of Kansas City;

Given that Main ends, it's not too terrible that retail isn't along that stretch. If Main passed through into CBD, would expect retail to create a pedestrian flow, but it's less likely to develop. So better to have the garage entrances there and not along 5th. But yeah, few garage entrances and a couple more retail spaces would be a plus. Are they maybe planning separate public/private garage entrances?

Why not entrance/exits off independence? And why treat Main as a back alley? Why not plan for the day when the north loop is gone and Main can reconnect with Delaware for a new junction?

Main should turn into a ped street and send the cars to independence.
