Back on topic, I am hearing Waddell and Reed moving forward with 14th and Baltimore, BMcD is involved.

Good, that spot is better for a shorter building. 13th/Grand is more ideal for a grander project.

JP Morgan is looking to relocate thousands of jobs from NYC to a new low cost hub. I have heard that STL is pursuing this.

Are we awake here in K.C.-- Would love to have a big bank or two. I would think our cost of doing business, living expenses would beat the LOU!!!

STL metro hits as lower cost than KC on most lists. It's not growing like KC is, with quite a bit of domestic out migration. That keeps housing costs lower.

They are also advertising their extensive light rail system, plethora of existing wealth management and fin-tech operations, and 1million sqft of contiguous space available in downtown.

Columbus, Ohio now has the largest JP Morgan operation in the world. Plano, Texas is following close behind. An IB firm recently moved HQs from NYC to Nashville. This is an exciting trend that comparable cities are winning at. JP Morgan has shown interest in KC before with their sizable Joco operation (before they sold it and left that industry). No reason why we shouldn’t be getting a piece of this new relocation pie. Getting existing operations to move downtown could be the first step imho.

New report reveals the 'missed opportunity' keeping big office tenants out of KC
Kansas City's lack of Class A office space within the Central Business District is costing the city large out-of-town tenants, according to new research from Cushman & Wakefield.

The Kansas City office of Cushman & Wakefield released a report this week, which outlines that Kansas City area's greatest need for Class A space is in Downtown, specifically within the Downtown Loop.

Mayer said that cities like Nashville, Tenn., and Austin, Texas, have ample speculative office space on the shelf, so to speak, for companies to choose from when they are evaluating whether to move jobs to the city. Since it has sat vacant since before this century most surely this means something other than a surface parking lot. What about the small building with the garage to the west?

This block has two parcels, one that covers the IBM Building,and another for the remainder of the block (including the 3 story building with the garage that you are referencing. Both parcels have their own pre-demolition permits.

KC Chamber’s annual meeting is tonight. They’ve hinted that a few surprises are in-line so maybe we will hear more then.

Found a denied traffic control permit dated today for closing:
  • Baltimore from 14th to 16th
  • Wyandotte from 14th and 16th
  • EB 14th from Wyandotte to Baltimore
This permit would have been in effect from 12/3/2019 to 2/1/2022.

The following description is on the denied permit: THE CONTRACTOR NEEDS TO HAVE MEETING WITH SENIOR MANAGEMENT WITH PUBLIC WORKS DEPARTMENT AND GET APPROVEL BEFORE STARTING PROJECT. Burns and McDonnell 1400 Baltimore

While this permit was denied I'd say all signs are definitely pointing to this block being the Waddell & Reed location.
