They started pouring concrete on the first above-grade floors today. The cliff wall along i670 was also poured today. They will be adding "rock" ala Loews to that area eventually.

The frames for "floor 2" have reached the Baltimore side.

Biz Journal reporting 9 new advisors bringing $700 million+ AUM joined WR in June. WR sits at about $65 Billion in AUM. 3 of the new advisors were formally affiliated with STL based Edward Jones. With $1.3 trillion in AUM, EJ is not going to notice anything missing.

Apologies if this has been posted previously. The tiniest bit of credit is due in that they did make some token improvements AFTER the plan was approved, adding some tiny cut-outs for gallery spaces to the otherwise blank wall. It was safe to assume that their promises to continue to work with planning, which is toothless even when there are incentives to leverage, would be meaningless once they had approval.

We were also able to ask for curb-line changes in Parking and Transportation Commission to bring back some on-street parking and narrow the street. There was previously a weird painted median in this section of 14th and it suffered from excess speed issues.

The developers should buy that mural they took off the Board of Education building and hang it somewhere in that big black space to break it up.

That's a great idea. Or if the city owns the mural they should approach Waddell & Reed about adding it to the big blank space. Even put a marker up explaining it as a historical work of art.

I appreciate the effort to not make it such a junk wall to walk past, but there's still a bit of work to do here.

Hard to tell because the slope where the Waddell Reed Office is being built but it appears there is substantial room for below grade parking. Surprised they need so many floors devoted to parking.

remember that downtown was already lowered in places so bedrock is likely close to the surface. From the below map it's on a limestone-shale boundary. Limestone means jack hammering, shale means expensive reinforcement. At the end of the day we gave less in incentives for the project to just install piers and not need to remove stone

They already had to break out bedrock on the Wyandotte side to fit in the current footprint. Baltimore was probably set where it is vertically back in the day because it was close to the toe of the natural slope that Wyandotte rides the crest of.

At the public meeting about W&R last year, the B&M reps said that the reason they didn't bury the garage was because of how close to the surface the bedrock is in that spot. Made it prohibitively expensive, according to them.

WR will be going to steel with concrete decks for the office portion.

"Construct core/shell (steel framing phase above concrete garage)office building and parking garage per plans reviewed for code compliance."

Just learned that Milwaukee gave $70 million incentives for a 32 floor, 1.5 million sqft, HQ tower for Northwestern Mutual. A $450 million project and a skyline changer at 550'. Northwestern Mutual then turned around and built a 34' luxury residential tower down the street.

KC really knows how to give out the TIF. This WR project, Cerner, everything in the suburbs. I'm generally supportive of TIF and incentives being used but it seems like we should be able to do better. Maybe that starts with banning greenfield.
