1650 Broadway

There's a permit on Compass today for a development with 3 buildings at 1650 Broadway. This is currently the site of Concentra Urgent Care.

Streetview

The permit is just one asking the city for the development team's assistance, but some details are evident...

The plan includes residential, office, and hotel, with an underground 4 story garage. The buildings will be between 7-12 stories tall, and the development cost is approx $100 Million. Also mentions that the buildings will be using the 'Prescient' system, which was used in the Arterra development.

Estimated start date for construction- January 2021, estimated completion - July 2022.

Time to dredge up the renderings from ten years ago of what Copaken plans over there. It would seem to fit the bill described.

I don't mind the setbacks there honestly. Helps pull the PAC greenspace across the street.

The middle building is a bit troublesome, but you could make it work. They're going to run into some weird parking issues here if it's truly residential, office, and hotel. Would be nice if they design around that.

Yeah, the setbacks are fine for the location. That office building would have killer views of downtown/crossroads/crown center.

If I looked at this correctly, the parcel owner’s address is Clockwork Architecture’s office. The applicant is also Clockwork. Could they be expanding into a new arena?

If the setbacks are fine, don't come complaining when Broadway continues its march as downtown's #1 traffic sewer with no pedestrian activity.

The circle drive on the northernmost building in particular is a no-go for me. Reminiscent of 2600 Grand, very Corporate Woods-at-the-Kauffman.

Okay.

I've given up on Broadway from 670 to 31st ever being a great walkable experience.

I wouldn't put any stock into that old rendering. Even when it was first made, I think it was more of a rough concept than an actual design. The scale/perspective on it seems totally off, so it strikes me as something that was slapped together hastily.

From the description, it sounds like the new plan is different (no buildings under 7 stories). I am guessing the new design won't really resemble this.

It definitely does some things well. It's in immediate bump of 2+ stories in height, and it holds the corner of 17th and Broadway nicely. The form isn't terrible. The way it moves up to the lot line and back could be dynamic. There are a cluster of old apartment buildings on the Plaza across from Brush Creek that do something similar and that seems pretty successful. The oval tower is weirdly familiar, but I can't place it.

Curious to see how they treat the back side of the block.
