It's a parking lot today
Denver developer Craig Slawson is proposed a $25 million office project in the River Market, saying it’s time to begin infill projects for the extensive property holdings he acquired in 2017.

That doesn't sound like speculative office building. Could take a while as creative type biz they are targeting typically aren't as able to wait as long unless planning long enough term leases in current location. Also seeking tax incentives, which will be tougher with new mayor/council. Could probably occur faster as residential or maybe start as workspace, which can more quickly gain tenants as spec building.

What's the scoop with boutique hotel with market on the lot to W of DE Streetcar stop? Would like to see both of these move forward but especially this developed first as it will enhance the street vibe more than 3rd/DE.

As mentioned you might also try initially targeting the office space for small companies looking for workspace (6 months at a time) then reconfigure for large tenants if getting one signed up. Larger tenants might take a year to move anyway, after a workspace tenant lease is up. It's sort of in parallel to doing new residential targeting as condo long term but initially starting as lease until building full, then sell per unit. Easier to pull off as spec w/out needing certain % of long lease tenants signed up.

And can this be done as true spec building w/out incentives? Will be harder to get now (and should be).

While still in the pre-leasing stage, the project is seeking a best-of-breed, locally owned and managed restaurant as well as a potential fitness club on the first floor. Floors two through five will be commercial space, and a possible floor six will have a penthouse suite with rooftop venue open to the public. Parking will be available underground.
Construction is projected to begin in the fourth quarter of this year and be complete in late 2020.

ToDactivist, this could work as a co-working space that offers beds for Digital Nomads. Or if not, how about an above average hostel project along DE that is DN friendly. Of all developers, you're probably the most savvy to fill this gap in KC.

Another trend is large corps opening satellite location in co-working site, in some cases interns or singles living on a floor that's like a dorm/hostel.

Developer Craig Slawson is proposing a 64,000 square-foot office building that would occupy what’s now a parking lot at Third and Delaware. He is in discussions with two potential tenants, one from out-of-state that would employ 600 to 100 people.

Assume Kevin meant 600-1000, but does "out-of-state" mean KS side?

600 seems like a stretch for the 60K SF project. Strata is 266K and 1,100 jobs for reference.

Yeah, could mean 60-100. But with modern desk configs vs cubicles you can fit 10 desks in the space of a couple cubicles. You're probably right though.

Is 18th & Main (#6 in the document) the 1822 Main office project or is something else brewing on the NE or SW corners of that intersection?
