They're not offering any move in incentives and their rooms are interesting. I think they're all studio or one bedroom.

They're really nice, but I don't know. Their biggest draw is open to the public.

Limited amenities and space for a sizable price. My opinion could be swayed once the rooftop bar and resident lounge open. The lack of a pool is a big negative for me.

They can always adjust what doesn't work.
It's working...as far as the skateboarders are concerned; eleven people were either on boards or taking videos of other people doing things on boards when I ran past there earlier today.

Seems like they're starting to offer incentives.

I wonder if they're having trouble renting at the price + time. Their big amenity is a rooftop bar that is open up to the public. I'm sure that's not what they planned when they started 🙈

Anecdotally, I may have mentioned before, but a friend looked here and said that they would not tell her rents until she told them her price point. Seemed odd.

It's not odd, it's a sales technique that is used when your goal is to seem high end. That if you have to ask you can't afford it.

But anyone who's really high end doesn't need to pretend. They post their price and if you can't afford it, tough, that's the price.

It's a turn off to many people to play these kind of games. If you get it wrong you alienate someone who could afford their very best unit.

That's good to know. FWIW, this was about two months back.

Your friend might be equating two different things. For a long time they wouldn't tell you the prices at all because they hadn't been released.

It was really annoying, but as soon as they became available they had no problem sharing them with me and they weren't pushy.

They also because of covid and time limited the amount of places you could see to two places on a single visit. So they did kind of ask you to say a price. No idea if they're still doing that.

I liked the place. When I looked they weren't offering any move incentives or I probably would have considered it more. But I wouldn't discourage anyone from looking at it.

I saw that Reverb posted, to their Instagram story, that there is a pink strip light up the flat portion of the building. Can anyone perhaps swing by in the evening sometime and see if it's still there? I think it's a missed opportunity that they didn't do it on the stepped side.

I see this as being one of those things that should've happened anyway.

Those lights have been on (I posted on Aug 25th). It's very hard to get a good photo because of the street lights.

Also, the colors change. When I snapped a pic it was white and "chasing" up and down. Very cool.

Could one reason be the lack of on site amenities for the price? Or is it another factor (beyond coronavirus). I'm just curious since this seems like one of those projects that was hyped up so much and closely followed and tweeted about that it would've gotten the attention of people who were maybe looking for a new apartment.

Every other project has been reporting “things are going great.” I doubt that’s entirely true but I also wouldn’t doubt that 2 Light prices for no amenities is not a strong sell.

The market hurt them. There are a lot of other new places leasing around here and all of them have more amenities and especially outdoor space. Not unimportant during corona.

They had more limited room types than most.

Early on they weren’t offering any incentives.

And their main draw will largely be open to the public when it’s open.

$30 for a cocktail at the Mercury Room and $52 for a fancy drink. Strict dress code in place too according to their website.
