When thinking of any big company coming downtown to new office space, I think Crown Center has more appeal to suburban companies than the downtown loop. Thus, I'm surprised that there isn't a spec office building being planned there that we would have heard about by now.

I thought that there were both condo and office developments in the works for CC

There is that spec image for 27th Grand/Main, but there is no certainty about that. It's real estate porn at this point. No developer is biting yet.

What's the part that still in early construction with the green plywood? Is that the townhomes? It looks like they are south of the main apartment development? I thought they would be across the street on the west side of McGee Trafficway?

BTW....Every picture I've seen from KC in 2019 is accompanied by gray skies and either rain or snow. Must have been a pretty retro winter for KC.

It was brutal. Wednesday was our first day to hit 70 in 145 days. April is looking good after today.

Those are the townhouses, as well as another apartment building (at one time, those were to be condos, but I believe they will just be rental apartments). This second phase is called "Icon at Gallerie".

This:

Will be this:

Here is a rendering of the townhouses that looks a little different then what I have seen. Not sure if this is the most up to date:

And here is the apartment from a different angle, looking SW:

Looks like tenants have started moving into the first phase of this development. Wonder how the sale of the townhomes is going?

The two end/corner units are under contract. The remaining 7 units are still listed. Might see more movement after they are further along.

I want like 100 more of those built but I can't get myself to buy those. Feels too disconnected

One can only hope we see more of this housing type in KC. Urban STL has a pretty solid stock of historic rowhomes, similar to some east coast cities.

Did the development of rowhomes/townhomes never take off in KC or were they the victim of our single family zoning? The urban area in this city seems massively served by single family homes and large scale apartments. The in-between market seems pretty small, even in the burbs.

With adjacent lots to the south and west sold off to developers, 27th & main being marketed for office development, and the streetcar extension coming (hopefully), I don't think it will feel disconnected for too much longer.

There were rowhouse neighborhoods east of downtown back in the day. They were clear-cut during the Urban Renewal era. There are three at 8th & Troost that somehow managed to survive.

Landscaping has been completed. On Gillham the building setback makes possible a double row of trees, like a classic European boulevard. Maple and elm between the sidewalk and street, between sidewalk and bldng are oak and others. No grass between sidewalk and street. This and other areas where one might expect lawn grass are mulch and euonymous groundcover. Seems like it will require little water once established. The McGee side streetscape is somewhat stark, antiseptic and monolithic, actually very much in keeping with the original 45 year old Crown Center square. The numerous street trees with generous planting wells should help to soften the edges in the future.
