915 Broadway to apartments

Saw a pair of permits come across yesterday for turning a small Garment District building at 915 Broadway into apartments.

Found out on the Garment District's National Register of Histroic Places form that this small building was known as the Hershberger & Rosenthal Company Building and they manufactured textile machinery.

Wow, that is a skinny but deep building. Wonder how many units it will become.

On the 1/27 LCRA docket is a plan to convert 911 Broadway and 915 Broadway into 44 market rate apartments.

Most of the buildings along that stretch are used for either office or lofts but it is hard to tell there is any activity because the first floors have all been totally deactivated. I hope this project is able to incorporate some first floor retail.

Another downtown residential conversion planned where it all began — the Garment District
Yarco-Devco LLC is planning to convert the vacant Garment District buildings at 911 and 915 Broadway into 44 market-rate apartments with amenities including a coffee lounge, fitness room, rooftop deck, community office space and storage. Parking would be available in a surface lot at 917 Broadway.

The five-story brick and terra cotta-embellished building at 911 Broadway opened in 1904 as the Jay and King Hat Co. Building. The adjoining three-story structure, the Hershberger & Rosenthal Co. Building at 915 Broadway, was built in 1909.

The historic conversion project calls for 26 one-bedroom units of approximately 600 to 800 square feet and 18 two-bedroom units of about 825 to 1,000 square feet. The developers are assuming rents of $900 to $1,100 a month for the one-bedroom units and $1,100 to $1,250 a month for the two-bedroom units.

Agreed. That section of Broadway looks like a wasteland. Hopefully they at least plant some trees.

It's fairly affordable as well, as I snagged a top level 1br w/ balcony for $925. Amenities seem fair at the current time, especially since none have been installed yet.
