Oak Tower
Re: Oak Tower
Great stuff. Thanks. Collison should pick this up. Add development history to current events.

Re: Oak Tower
Some strange things going on with this building. Back in early February, all the lights on the building appeared to be turned on for several days. Within the last few weeks, a few floodlights on the top few floors have been turning on each night, which is probably the first time the place has been consistently floodlit for many decades. These, combined with the scaffolding that surrounded the ground floor last year, make me wonder if something is going on behind the scenes. Or not. Time will tell

New leasing agent/firm too
Re: Oak Tower
If all the lights were on and now a new leasing agent is leasing space, they were probably taking photos for some sort of sales brochure or website. Just a guess.

The building sold in Dec 2020 and the new ownership group appears to involve the listed broker as a member/partner.

Is the listed broker the contact on the side of the building? Where did you see the new ownership group listedCorneliusFB wrote: ↑Fri May 28, 2021 9:08 am The building sold in Dec 2020 and the new ownership group appears to involve the listed broker as a member/partner.

Info is just from county and Secretary of State websites. Looked like there was a straw buyer involved, so I’m not certain the listing broker isn’t just part of the straw buyer. But it looked like he was involved with the ultimate ownership.

Saw this on Rosin Preservation's instagram over the holiday...
It looks like the owners of the building hired out Pishny Restoration Services of Lenexa to evaluate the status of the decorative terra cotta on the building. Says the owners are "evaluating strategies for rehabbing this grand gem.'

Schulteis Family (Cherry Hill Properties, Lawrence, KS) is the new owner. Making a bet on future location of the ballpark!

Oh my god oak tower news
Re: Oak Tower
Terra cotta is making a comeback! One of the new super skinny super tall residential towers south of central park in NYC is clad in terra cotta. SW Bell could be restored. I dream the romantic gothic silhouette of gargoyles and flying buttresses on the skyline.
Re: Oak Tower
Maybe residential? Lower parking requirements and there are several big underused garages nearby.

Copying the Instagram post here for convenience
Have you ever wondered what’s behind the 1970s stucco panels that cover the 1920s Telephone Building (Oak Tower) in downtown Kansas City? Although there are a few hints, most are only visible if you have a zoom lens good enough to see the 28th floor. We had the unique opportunity to do a little high-tech exploration, with the help of the good folks at Pishny Restoration Services. The verdict? It’s terra cotta! It’s all terra cotta! Confirmation of this will help the owner evaluate strategies for rehabbing this grand gem.

Re: Oak Tower
Does anyone know what the rental occupancy rate is for the building right now?
