Very interesting. There is a plot of land that has more value to its owner as space for a drive thru for a restaurant (or a sub shop) than to have even a one story building on it.
Basically that is what this project is saying.

Disgusting this was allowed to slip through the very gatekeepers we set up to prevent this crap. Heck why not put it on an empty surface lot right at the corner of 9th & Broadway if that's what they wanted that area...and NO drive throughs. Holy crap it's amazing we even have to type that.

Even using shitty car-focused logic, our city will allow the busiest exit point out of downtown to be reduced to one lane for the construction of a fucking drive through mediocre sandwich place.

Do something about it. Protest DST, JJ and/or City Hall. It's never too late to show your disgust about what is proposed. There are probably ways to suspend or stop it. At least raise some public awareness, so it does not happen again. Complaining on a forum is not enough.

The potential to mitigate this rested with the Downtown Council and the Parks Board, both of whom seem to have given their stamp of approval.

If a drive thru can be located here what is to prohibit a drive thru at other locations, along Broadway or any other downtown street? We all have to keep in mind that DST is not the old DST that held and developed property in downtown and elsewhere. The new DST is controlled by parties that are mandating DST liquidate its' real estate holdings, and return to "core" business.
I would imagine that very soon DST will be forced to sell the Lyric Theater building, and we have no control over whose hands it ends up in, or what might happen to the building afterwards.

A drive-thru sub shop is not the best use for this site.
What the site is best suited for is a Quik Trip with a car wash.

current zoning allows a drive-thru, so no rezoning required. there hasn't been a building permit request, and that must go through development review. while we will lose the building, the drive-thru is not guaranteed.

Well, hopefully the drive thru will not be built. However if it isn't, I don't expect too much out of the design. This is just such a large lot for a little sub shop. This lot should certainly house numerous businesses, and would ideally have housing or offices above. I don't see that happening though. The people involved with Jimmy John's have no interest in good design or improving neighborhoods. They are about the money 100%. That is why it will be a small building with a big parking lot, and most likely a drive thru. Their drive thrus pull in a lot of money. Of course it will create a cluster fuck at that location and is so unnecessary. I think our best bet is that it looks like the JJ's on Wornall.
This is truly unfortunate though. For every good development news it seems that there is a bad one to offset it. I can barely comprehend how drive thrus are even remotely possible downtown. This should not happen.
