I agree that retail needs to be subsidized but how do you do it and has it been done? It seems like we just give the subsidies to the big corporations that dont need them in the first place.
Its amazing how much retail is in Europe cities small and large, you can go Sluis Netherlands, town of 2000, you can find all kinds of retail like an Aldi, Esprit, and tons of other clothing stores and people are walking around and shopping. In Brussels, you can find a bookstore that is just all travel books, nothing else. If you tried to do that here you would probably be laughed at and mocked for starting something so stupid.

The City Market is owned by the city of Kansas City, Missouri. Unique, small, entrepreneurial spaces which are limited to local businesses.
Could this model be utilized for broader retail offerings? 100 to 1,500 square foot storefronts?

Kansas City streetcar line drew developers to build apartments on Main Street

“I came and spent an afternoon walking the entire route, writing down notes about potential properties,” said the Denver-based real estate developer with Linden Street Partners.
His investigative stroll in 2014 brought Linden Street into the Kansas City market with two purchases, a parking lot bought from a bank that had foreclosed on it and a former newspaper warehouse.
The former parking lot, now with an address of 1914 Main St., has become a new five-story, 44-unit apartment building that overlooks the streetcar line. Units are expected to be ready for tenants March 1.
The vacant warehouse, at 1721-1723 Walnut St., will be converted to apartments, with an expected 10-month renovation timeline starting in April.
Despite the competitive flood of new apartments in the River Market, Quality Hill and Crown Center and the tsunami of residential conversions in historic downtown and River Market buildings, Richardson is confident in Linden Street’s investment.
“It’s the first ground-up apartments to open directly on the streetcar line,” he said. “We’re not as amenity-rich as some of the apartments that have pools and health clubs, but we’re counting on the city location as our amenity.”

Does no one else find the gray exterior paneling cheap looking? Looks like shed siding.

Will be curious to see if leasing will be a challenge for units with no parking. In past cheap units not usually an issue but what about above avg priced buildings? Many would expect parking option.

Union Carbide residential is somewhat close. It's really poorly designed garage (triple deep parking spots and a single lane ramp to the basement) is shared with other buildings around it during the day for business users.
And they never had problems in the past filling units even with the weird parking situation.
