The part facing downtown has been painted a lovely charcoal gray. Crossroads is still bare-ass beige. But, hey, we got some screens.

I wish they could plant some ivy or vines on the lot. It's hideous and some green would help things out.

They have planting beds right next to the walls. Ivy would not only look good but would help cool the building. Boston ivy is something more evergreen but Virginia creeper in autumn colors would be nice.

Can't find KC hotel occupancy numbers but the national average is around 25%-35% recently. Most hotels need about 60% occupancy to profit unless they have a lot of outside services.

I mean occupancy is in the dumper everywhere and will be for awhile. No business travel, no tourism, no conferences.

Yup, hopefully most can survive. The independent Marriott operations group I'm invested in fortunately has strong backers to keep them alive long term (the operators rank in top 2% of all Marriotts in customer satisfaction) but smaller backed hotels might struggle to survive. Many are running on skeleton crews and adapting toward self-checkins. Hotels with residential combos can of course get extra services biz from residents. Have pressed in the past that the City shouldn't be involved with hotels that aren't combos as they can more likely survive in down periods.

AirBNB is obviously struggling too and the latest report I got from hotel operator claims that customers are choosing their hotels over shared AirBNB sites but would think that AirBNB sites that are standalone homes/units with no one else living in them are doing better than hotels.

We stopped looking at Airbnb and shifted back to hotels. Reason being Airbnb is hard to work with and hotels seem to have better customer service - important if plans change, etc.

I looked up the Loews prices for a stay-cation. $189+ per night puts it above even Hotel Raphael.

Loews is limiting occupancy to 50% for the time being. Foodservice (bakery, etc) is mostly up and running. Spa will open in 2021.

Would be impressive if they could even get to 50% considering US avg is under 40% and much lower for higher end hotels.

Went in yesterday. Unfortunately the outdoor space wasn't open so left after checking out the lobby.
