I just ate at an existing Picklemans what for getting a sense of the place. I would place it below Planet Sub and inline with or below Subway.

I disagree.

Picklemans pizza and soups are good. I ate there many times when I lived in downtown Columbia mo. Get the French dip, chipotle chicken, or baja chicken soup. People like the pizzas too. Typically they make their food faster than they can build this location.

I’d put them slightly lower than like a firehouse, for sure better than subway or Quiznos.

No it couldn't, it was still empty then. I worked for the previous owner of the space, they had problems selling the space for years and didn't stop occupying the building until around four years ago.

So...that realistically explains a year (18 months if we're being generous) of the delay?

For their sake, they better hope that's a very profitable location to be worth all those sunk costs.

it has been 3 years! You can go to google streetview and see picklemans signs up in the windows in 2016...
