There were two workers on site this morning shrugging their shoulders a bit. I was excited thinking maybe work was picking back up. Alas, then I saw this post!

Can further confirm this fell off and has caused consternation at nearby businesses.

Good thing it didn't happen during the parade! Also, looks like a flat panel section. that will be easier to replace at least

An amendment to the TIF for this project is on tomorrow's TIF docket...

The text mentions that the underground data center in the original plan will instead be a 40,000 sqft "family entertainment center", this change and the rehab of the adjacent garage comprise the amendment to the original TIF. It is also noted that the 24 room boutique hotel in the small building to the north is no longer part of the plan.

Modified Incentives Plan has been introduced to the city council. I have doubts that revenue bonds for a hotel project will pass in the current environment.

I have no inside information, but something must have happened?

They started construction months ago, and then stopped. And before that they sat on the property for awhile and did no upkeep.

My only assumption is that they're having serious financial difficulties and want more help.

Would not put this developer at the top of my list because they've been complete shit through the entire process, even though I'd love progress here. Very torn.

I think it's a combo of a bad developer and the mother of all shit storms with the pandemic taking square aim on the hotel/travel/dining/entertainment industries. To completely shut down a major segment of the economy to 0% is staggering. I hope they can weather through it to get something built there.

But overall we know that once it is over those industries will bounce back, might be slow from some to ramp up but they will be back. If anything we may see a flood of events & travel in the warmer months as people look at the calendar and prepare to be social distancing again starting in Nov. Not as strict (IMO) but people will look and plan ahead. Hopefully I'm wrong and will have better treatment options by then and closer than every to a vaccine.

This project shut down way before the pandemic.

it was a mess before for sure, and pandemic was the final straw. Hopefully the developer will either get it together or turn it over to someone else. Obviously they are not the best fit for this project

I think a lot of them are leased out already. But there is a big surface lot next door to it. I can't remember who owns it, but it shouldn't be hard to build parking around here if it's really needed. 🙄

to the south of the building? UMB has part, I think the city has another part.

I think between the garage (460 spaces), the surface lot (50 spaces) on the SW corner of 9th and McGee, and the small lot (14 spaces) facing Grand, there are 524 parking spaces that are all controlled by the developer.

I can't imagine that there would be the need for that many spaces for multifamily. How many apartments could be fit into that building, and the adjacent, smaller building on Grand?

a lot of the recent minimums changes are 2012+. For example, the streetcar TDD was in/around this year.

There's a whole bunch of no minimum rules in place to the point is looks like most of KCMO in the pre-1951 city doesn't have minimums

Inside the loop
DC zoning
entire downtown streetcar area
Brookside business district
at a historic landmark or in a historic district
Below a certain size near a rapid transit stop
below a certain size in the crossroads
a single family or duplex on a lot platted before Sep 10, 1951

The downtown loop elimination of parking minimums predates the streetcar. I think it was put in place either in the zoning rewrite (2007) or shortly afterwards. Crossroads and River Market were done in tandem with streetcar. The "within 500 feet of a transit stop" provision was also done in the zoning rewrite (but to date I don't know of any project to take advantage that wasn't already grandfathered for other reasons like historic property).

And I suppose the 500 feet of a transit stop only counts for in the DT area or all bus stops as well? If only streetcar stops, I assume this would expand with the extension, correct?
