Issues concerning Downtown as described by the Downtown Council. River to 31st Street, I-35 to Bruce R. Watkins.

Old Town Alexandria is also anti development, hates bike lanes and scooters and loves to preserve parking. Just saying, times change. Old Town Alexandria is basically fighting with the new residents. People like local places, but there is not the hate toward chains that there was 15-20 years ago. Maybe people just gave up? I don't know. But there is a Starbucks every five feet in Manhattan now and nobody cares. Just walk by them and go to the local places. They co-exist.

Yeah agree it's not to the degree it used to be and there is some tolerance for certain chains that bring something to the table in such areas but if Dominos in RM leads to McDonalds in City Market, no biggy?

If it's done right it's fine and they serve a purpose. Urban fast food places seem fine to me. Most of the time, the are small footprints, people walk to them, seating is often on a second level etc. They contribute to sidewalk activity too. I would bet that the river market is losing a lot of potential revenue to people getting in their cars and driving to NKC or something for some fast food. Sometimes people just want a Mcdonalds meal. I even saw a brand new Mcdonalds in a very "local" part of Zurich inside a parking garage, drive through and all. There was a full blown QT type convenience store and gas station "inside" the garage as well. Very clever. You barely knew it existed, yet it served a need and was actually quite nice. It was right across from an Aldi, which is also a chain. All on first floor of larger residential or office buildings.

Just don't do this and it's all good :) This is near my work. Not sure how McDonalds does this actually. The air rights above that free standing mcdonalds have to be worth a lot, but they somehow make it work with a single use one story fast food restaurant.

Or you place the fast food in the Loop and take streetcar. Is fine for neighborhoods to establish some boundaries.

By saying 'if done right' is a form of expressing taste and limits. It depends on what a neighborhood wants to be and where they establish such acceptable boundaries, like allowing hookah bars or vape shops or mega chains serving a pile of chemicals.

Is pretty common for "old towne" parts of cities to still establish such boundaries and RM fits that bill, especially if they lean more neighborhood than commercial districts, which RM has transitioned into. Was in Old City/Society Hill Philly last month, not a single chain restaurant - mostly in the CBD. No chains in Boston's North End either.

I know the building was called that, but I meant wasn't there a nightclub named Ebenezer's in River Quay?

Given the bureaucratic and other delays that pretty much every other brewery has faced trying to open, "late 2019" translates to "sometime between April 2020 and never".

That said, if all goes well they should make a killing being the only brewery directly on the streetcar line.

Edit: I just noticed they created their social media accounts back in January and have never posted anything on any of them. I'm now leaning more toward the "never" end of the time scale. :(

Will be nice to get action on the E side of DE street if that is where it's going. The Denver developer (who is on this site) knows what he is doing and wish he could be involved in other projects. Or be on the board of some kind of downtown development steering/planning committee.

Delaware St should be a model for downtown pedestrian friendly development.

I had a beer or two at Ebenezer's sometime in the early 1980's. The place had very few customers but was comfortable. All the other storefronts on Delaware were closed and boarded up. I had been to the River Quay as a teenager in the mid 70's and thought this is somewhere I'm coming back to when I'm 21. But only Ebenezer's survived and then it too was boarded up the next time I went back.

An ordinance was introduced by Councilman Bunch for:

Construction of these improvements at the City Market would open and improve Walnut from 3rd to 5th Streets, to:
  • Increase two-way access and parking for weekday shoppers,
  • Restore circulation and connectivity for the River Market neighborhood,
  • Eliminate current traffic problems,
  • Give greater exposure to the eastern market building’s tenants,
  • Provide a better space for Market events.
The Market Square would continue to be closed to automobile and truck traffic on weekends.
The total project amount is $2,427,058. Funding for debt service for bonds sold will be paid from annual rents received by the City from the Port Authority for riverfront property.

This was news to me:
On May 14, 1993, the City and the Port Authority of
Kansas City, Missouri, entered into the Kansas City
Riverfront Lease Agreement (approved by Committee
Substitute for Ordinance No. 930083), pursuant to
which the City leased certain riverfront property to the
Port Authority, and under which the City receives an
annual share of rent paid by a casino tenant, which
may only be spent on development in the River
Market or Columbus Park neighborhoods.

Are there any plans to renovate the year-round retail buildings/stalls and the dilapidated and pigeon filled overhangs?
