Where can you advertise downtown condos for sale that will reach and get the attention of people who want to live downtown?

Just put it in MLS and let Zillow do the rest. You might also alert Boveri. The supply is very limited since no one is adding new ones right now.

You don’t. You hire a realtor to do it for you.
I know enough realtors to know that a lot of sales happen without a unit going on MLS. Talk to a realtor who knows the area and they will know multiple people looking who they will touch with immediately, before you could sign paperwork.

know of any entities in the downtown area that have community boards where interested parties can post approved hard copy advertisements? Often found in grocery stores or such.

Reading between the lines of "I don't want to pay a realtor's commission"...have you considered Craigslist or Facebook Marketplace? For the amount of money you'd otherwise spend at Kinko's FedEx Office, I'm sure you could hire an Intragram or TikTok microinfluencer to get the word out on the places you're selling.

A realtor.
You don’t pay a penny until the sell the home. The market is so frustratingly hot that there’s very few homes that won’t sell over the cost you could get, plus the realtor’s fee

Too much negative here. You also are unaware of how difficult it is to get listings. Any mode that is seen by the right person is valuable. People we need to get open and ride the positive bus.
