Perhaps they should asterisk it to be the Metro's largest active industrial building. Claycomo and Fairfax are both 4m sq ft+, but I'm not sure if that is contiguous.

Between the Montgomery building and Hardesty complex, the Northeast has two major industrial sites that have fallen into various levels of blight that would take deep pockets to turn into something modern that would be a benefit for the neighborhood. I don't go to this area much, but from streetview they don't look like they add much to the community.

I could see these getting renovated sooner than you may think. The similar Larkin warehouses in Buffalo NY languished for ages, but were still gentrified despite being in a fairly depressed area away from downtown

There is some traffic coming in and out of the Community Wholesale Tires, which appears to sell most brands of tire. I so assume they stock many of the local tire shops. Keystone Automotive, and New Tek Automotive are on the north end of the complex. They appear to stock many car parts and sell to local auto repair and body shops. ROS Office Furniture is on the northeast side. Pac-Van Storage and Office Solutions is also on the far north of the site. SuperFlea (flea market) is active on weekends on the first floor of the SW corner of the building. Synergy Distribution and Casandra's Produce are also tenants. I don't know who rents all the upper floors for storage, but it's advertised as a Super Storage center.

I think the former Quartermaster's Depot warehouse on the SE corner of Independence and Hardesty (which is a Self-Storage and truck rental now) will be redeveloped into something else before the Montgomery Warehouse. There is a development plan for the other buildings on the site. The largest building is not part of that, but after the others are redeveloped, I think someone might buy and redevelop the biggest building. I think it's around 350,000 sq.feet.

From today's KCS, Port KC, and Smart Port Panel:

Smart Port: Busiest they have ever been. 5 or 6 - 500 to 600,000 sqft+ projects are looking at Kansas City due to corona. 2 of these projects expect to make a decision by May 1.

Kansas City Southern: Q1 2020 was a record quarter - KCS is doing better than a lot of the other railroads in the industry. KCS has been able to improve its average velocity(includes dwell time) from 10.5mph to 16mph from 2018 to now. Terminal dwell is down from 26.5 hrs to 19.8 hrs over the same period. Laredo border crossing is a potential choke point (32 daily trains max) but capacity is expected to increase over the next few months.

Port KC: Q1 Traffic increased by 8 times yoy (Winter river levels were high allowing operations).

Unsure if this is the right thread but the P&G Plant was sold to a national investor last month. P&G signed a lease for the property.

This is in an Enhanced Enterprise Zone, Opportunity Zone, on property prepared by Port KC that can offer discounted leases/deals. The amount of incentives and public investment here is just unbelievable. And now Platform Ventures will claim to be geniuses for generating 1000% return for slapping up four walls to make a warehouse for Amazon or CVS. And I'm sure these people donate to the real "let the markets work" politicians in DC.

- Port KC tonnage up 50% y.o.y. so far.
- January went from 0 in 2015-2019 to 15,000+ tons in 2020.
- New storage/transload facilities are close to being completed.

The Wall Street Journal is reporting that private equity firms Blackstone Group Inc. and Global Infrastructure Partners are considering the purchase of the Kansas City Southern Railroad.

So another local company might be getting bought out by outsiders.

Kansas City Southern employs around 6,800 people in the USA, Mexico, and Panama; around 700 are headquartered in KCMO.

Yes, Stillwell, Kansas, was named after Arthur Stillwell.

As well was Port Arthur,TX. Stillwell chose that as the gulf terminus of the KC Southern after his mystical "pixies" warned him of the forthcoming Great Galveston hurricane.

If anyone has been traveling down I-49/71 Highway through Belton and Raymore you will find big warehouse/light industrial buildings being built on the east side of the highway. One in Belton (on an old golf course) is finished and occupied, another almost finished and putting up walls on a third. In Raymore (on farm and pasture land) grading is being done for one building. Both locations can accommodate many more additional buildings. Not sure of the occupants at this time but do know the one in Raymore wouldn't have started construction without a tenant.

Canadian pacific trying to buyout KCS. US HQ would move from Canadian Pacific Plaza tower on Minneapolis to KC. Could be a good fit for the WR tower.

Without massive layoffs or keeping most people at CP Plaza, they are going to need another building here as far as I can tell.


CP and KCS already worked together at their joint yard here in KC. Hopefully, this merger makes us an even better choice for logistics companies.
