If they lease all of the 120,000 sqft as was initially mentioned:
  • It will drop the Class A vacancy downtown approximately 1.4% for Colliers 11.4 ->10.0%
  • It will drop the Class A vacancy downtown approximately 1.7% for CBRE 16.5 ->14.8%
  • It will drop the total vacancy downtown approximately .4% for Colliers 7.6% -> 7.2%
  • It will drop the total vacancy downtown approximately .9% for CBRE 16.1 -> 15.2%
  • It will drop the total vacancy downtown approximately 2.2% for Cushman Wakefield 15.8 -> 13.6%

More on the USDA move.

Its idiotic that the city is going to subsidize this federal agency's payroll.

^Yeah, should be example in 'idiotic' Wiktionary entry.

KC already has 5K USDA employees and may make sense to move rest here over a couple years but the entire approach on all levels was poorly handled. Though Trump admin got what they wanted.

MMGY Global is moving from their building across from the Bernstein Rein building and out to the Edison District in downtown OP.

I worked there when they moved into that building from the Mark Twain building. Never loved the Plaza space - it wasn't all that nice. That spot wasn't exactly great for cheap, walkable lunches. Think it will be better in this location for that purpose.

Are incentives involved? I don't have an account with the Business Journal.

Theater companies had to be having a difficult time with so many home viewing options but CV19 may push some over the edge. AMC was one of the bigger prizes for Kansas in the decades long battle for KCMO companies.

There are rumors that a certain telecom firm may be pursuing a KCMO office.

Possible that Tmobile could desire moving downtown, especially since they no longer own the campus, downtown rent relatively cheap and closer to airport. If the case, hopefully it's many thousands of jobs. All telcom should do well during the virus downturn as it's a basic utility everyone needs. Is also possible that because of the telcom talent base in KC, if Tmobile lays off many over time, other telcom may boost KC presence to absorb the available talent.

A bit odd given movie theaters were already heading towards a niche future before COVID. Even riskier post-COVID. Amazon tends to prefer to disrupt so will be interesting to see what they would do with a theater chain.

interesting. I think the movie theaters still are viable, and serve as a great source of entertainment. The ones that cater to adults, with drinks and food are nice. People will still want to leave their homes to watch a movie and get that experience that sometimes only a theater can provide. This is not dead by any means. Maybe just a wake up for AMC and others to listen to the customers more and even scale back some locations, etc.

I like the Alamo drafthouse downtown set up.

Having food and drinks brought to you is a really nice date night. I think they also do quite well showing old movies for trivia nights.

I predict if Amazon buys AMC, they will move the headquarters to one of the coasts.
