The parking requirements are in the way of the master plan I assume since the rowhouses have their own parking. Did we not get rid of parking minimums in RM? ...because of the density requirements. Crazily enough, though there are no density limits in the loop, Reg Industries (OF COURSE) counts those licenses against RM because they're within the radius. I see the plaza extension way higher priority. It makes the current line infinitely more useful. Past that I totally agree need to be looking more regionally and commuter focused... Which is what the rock island plan is about....the other side of the metro doesn't appear to be interested in commute...

First the Town of Kansas in RM, then City. Even Columbus Park area was called East Town of Kansas.

This is exactly where I have always envisioned a downtown stadium in KC being built. Not sure why there are high rises directly north of the stadium in your rendering cutting off the view of downtown, but, otherwise it's exactly as I've envisioned it since working near Wash Park back in the late 90...
