Re: Office project at 27th & Main

I think at some point there will be a snap back, like a rubber band. Companies were forced to stretch out their remote work force and go WFH because they had no choice. Now they have a choice and will evaluate things closely and there may be a point where that rubber band snaps back. I just feel an...

Re: OFFICIAL - Hyatt House (900 Broadway)

All, is the property still vying for a Hyatt banner? ..Does Hyatt remain committed to this?

Also, what is the state of the site now? Guessing a tall fence and partially poured substructure.

Re: Is KC Tenants destroying the development future of downtown KCMO?

Profoundly interesting. I went to (and recommend you look at) the KC Tenants website. https://kctenants.org/about They're a garden variety activist group. ..Their charter is poorly articulated. The website has far greater emphasis on fundraising than stating a clear objective, aside from "housi...

Re: OFFICIAL - East Village

Land Tax is the answer. The Land Tax has been a frequent subject in The Economist as an "efficient" means of generating tax revenue. There are holes in the rationale given by The Economist. Profoundly, implementing a Land Tax where the tax landscape had been based on "improvement&quo...

Re: Poll: Does the Plaza need a drastic change, some change or on the right path?

Two cents' worth: The residential base will support the neighborhood. High-end and mid-range, high-density properties will equip the retail/commercial area with an audience. Restaurants, boutique shops (unique, eclectic high-end) would be anchored by the residential base and their visitors. Hence, t...

Re: Is KC Tenants destroying the development future of downtown KCMO?

The leadership in Kansas City is incredibly naive. Just reading the piece about "Imagine KC". ..Exactly who and how will "mixed and affordable residential" be constructed? A developer will be motivated strictly by market-rate product. If the city will build the high-density "...

Re: Is KC Tenants destroying the development future of downtown KCMO?

The problem with all this baloney is simple: The more constraint/onerous demand on development; the less development occurs. Less development means less inventory/greater scarcity. In all frames of reference, scarcity yields higher prices. The socialist-types under the auspices of "social equal...

Re: 5th and Main (Northwest Corner)

The build towards critical mass continues. Averaging 2.2 - 2.8 persons per apartment; this project and Three Light alone will bring 1300 - 1700 residents into the CBD. Add in the "Tracks" project and other smaller projects; the equivalent of a small town will be relocating into the R.M.-Do...

Suffice to say, based on conversations had personally between leadership of companies: "The world is being led to believe we collectively work efficiently from home. The facts and metrics suggest the opposite is true. We believe flexibility to 'work from home' will be a selectively apportioned ...

Re: OFFICIAL - Hyatt House (900 Broadway)

The Hyatt footprint is sorely lacking in the KC-land. It's unclear what might have transpired between Crown Center and Hyatt; but: The presence in KC makes Hyatt seem weak. Meanwhile, in cities whose hospitality is tested (for example: Chicago, the home base for Hyatt) -- there appears to be an over...

Funny to hear about Union Hill: When I lived at 204 E. 30th street in 1996-2001 -- the Shook/Hardy/Bacon building was controversial too.

In truth, it turned-out to be a nice update to the "UH Skyline".

Re: The Madison - NW Plaza luxury apts

For consideration: A 30 story building in the Northwest corner of the Plaza would be out-of-place. Besides, the larger footprint will further utilize the open space. Subjectivity aside (I find the artist renditions to be attractive); the development brings high-end product into the Plaza attracting ...

Re: Office project at 27th & Main

I had been reading the comments on FB concerning the request for incentives for this project. I am dumbfounded at the level of uninformed backlash concerning the use of tax incentives for a major development. There appears to be a visceral negative response - even when the public is presented with t...
