NKC hasn’t identified a way to pay for a rail line there. A city wide 1% sales tax with rail adjacent property tax wouldn’t even cover construction and operations of a line from the north end of HOA to Armour. agreed on design, not bad. Still indy ingress as noted and hopefully still some light openings on patio element to help add light to the grotto. Increased density is good here. Now lose the cars. See zoox.

I don't like all the garage entrances, and where they are placed. I agree that one should be facing Independence Avenue. I also think the alleys should be utilized more for garage entrances/exits. For kci they should do an expensive bus. Europe does this in a lot of cities. It costs about $30 and typically has three stops or so. Nkc, River market, Union station, and plaza. 240 spaces for 300 units is one of the lower parking ratios we’ve seen right? Wish they could move a lot of that to an Independence Ave accessible garage. I think its worse than that...~160 of the 240 is required replacement for the City Market merchants displaced. Thus this is more like a true ToD...

I had seen earlier iteration of FH proposal with an activated Main street for garage access. I assume still the same. They have used KEM before and seemingly a good design although the south-facing greenhouse atop would cook but great views agreed. Unsure if the FAA rules apply to the top elevation...
