Re: Rockhill Condos
Gotta chime in. This project is not overpriced. I've looked at this property and knowing the costs of acquisition and construction for this quality of product they are a great value. Some of these units are under $200 per foot and for this prime location it's a deal. If you do a bit of research,...

Re: Cresta Bella
The "mini-mansion" solution was the response of the developers to changing conditions. They originally did have plans for more dense, multi-unit, Chicago-style housing. However westside neighborhood activists were successful in getting KCMO to downgrade the zoning for the neighborhood to...

Re: Where should I go?
Denver and Portland are my suggestions. I travel to a new city each month to study development trends. These are two of my favorites. Portland is the champion in social engineering. Disagree with some of the extreme politics, but they have done an awesome job of growing a livable city. Really f...

Re: Status and future of the River Market area??
Additional thots....... the RiverMkt has been continuously improving for 20 years, since the first lofts were developed at 2nd and Wyandotte. The city market has improved dramatically over the past 2 years since the new management took over. They are too dark at night. A catch 22. Too few custo...

The KC Southern site is due to be purchased in January by the Morgan Development Group out of Houston. They plan 330 market rate apartments in 4 story buildings. Construction to take roughly 16 months. There may also be a couple of other buildings developed on the east end of the property by local...

Re: Manhattan Condos 700 West 8th
Staubio, are those motors on the roof operating? There are a number of rehab buildings that left the elevator equipment on the roof as the cost and effort to take them off was extreme. Many things are possible, but the difference in systems and controls, between the new and the old, makes it diffic...

Worked in the Riverbend building when it was still the Volker. Those elevators are new. When the bldg. was warehouse, the lifts were maintenance-monster freight cars of about 7 foot by 18 foot.

The guys at Eldo are great, but ya gotta give some big credit to Brad Nicholson. He's given them the opportunity and he has a great sense of design as well as serious guts. Hard to tell what what his influence here.

The Professional Building and the coming soon Cold Storage Lofts area both what is referred to as "Section 42" housing. The tax code has some complicated sides to it, but it generally is development geared to provide decent housing for lower-middle part of our economy. Really a very cool...

Re: Pre-demolition permit for Italian Gardens
I'm a pretty informed observer, when it comes to property inventory downtown and I don't understand the opinions that indicate that we have abundant retail sitting idle in the marketplace. There are vacant buildings scattered from the river to 31st street, but the reasons they are empty have little...

Cordish has not commited to either a final design or start date for residential portions of their development, but 22-26 stories in the Jones Store Block has been the most recent semi-public discussion. No reservations, or sales, have started as yet. The Truman Road/15th Street housing is not curre...
