Re: Downtown Baseball Stadium

There was some pushback 20 years ago with building PNL and the arena. Many people said it would ruin downtown, change the urban fabric and have a negative impact on some downtown businesses. Citations, please. The only pushback I remember was about whether the public involvement/incentives were wor...

Re: Downtown Baseball Stadium

This is Kansas City, you might as well be talking about miles. By that measure, Oak isn't close enough to P&L. "Might as well" put the stadium in EV. I'm referencing the mindset that many in this city have. You and I understand it's not a substantial difference but you and I are not t...

Re: Downtown Baseball Stadium

The walk would be twice as long to the stadium in East Village. In East Crossroads, it's a walk in the park, literally. "Twice as long" = 2 blocks vs 1 block This is Kansas City, you might as well be talking about miles. By that measure, Oak isn't close enough to P&L. "Might as w...

Re: Downtown Baseball Stadium

As I mentioned in my drawings, the surface lots in between the long lines building and holiday Inn to the east of T-Mobile is a perfect location for parking garages. Close proximity to stadium and arena. Tucks them in to a spot that isn't heavily traveled by pedestrians. Same logic applies for East...

Re: Downtown Baseball Stadium

Huh? So there is only one garage 4 blocks from the star building? Many of the larger garages in downtown are just as close to the star building as they are to east village. Even the big city garage on Oak would only be like 4 blocks from the Star building site. The Crossroads has very few garages a...

Re: Downtown Baseball Stadium

You are going to get some new parking regardless. I think both sites have the same amount of parking available within walking distance but the Crossroads site is closer to the streetcar. Why would EV have more existing parking? The big downtown garages are all several blocks from both locations. I ...

Re: Downtown Baseball Stadium

Paseo West is an island once again surrounded by highways, is mostly industrial etc and it has a lot of urban social issues that like it or not are a problem. (homeless, crime etc). It's disconnected from the downtown, crossroads, river market etc despite it's proximity. However it will be perfect ...

Re: Downtown Baseball Stadium

Most of the things you listed are west of Grand. Why would they go away for this project? If any parking is built, it would likely be to the east of the stadium replacing parking lots and industrial buildings if the planners know what they are doing. There is no reason for parking to the west. And ...

Re: Downtown Baseball Stadium

Fans will now be able to come into our downtown and park once. Walk or ride from hotel to food, fun, entertainment, baseball, movies, museums, retail and on and on. Talk about "urbanism" at it's finest. Urbanism at its finest is people driving in from the suburbs and not moving their car....

Re: Downtown Baseball Stadium

I'm not exactly sure what you're asking but the biggest difference between East Village and East Crossroads is the fact that the stadium would be relied upon to be the catalyst to more spin-off development in East Village. In East Crossroads, it takes advantage of already existing development and b...

Re: Downtown Baseball Stadium

I still need someone to explain to me why the East Crossroads site will lead to spin-off development and we won't see any demolitions for parking lots and the East Village site will level West Paseo for parking and we won't see any development. What makes these sites so different that we will see th...

Re: Downtown Baseball Stadium

The tax revenue from a stadium would be so much greater than what the city and citizens are getting now it's likely not even comparable. The stadium would have a much larger web of positive impact to the area than existing businesses in this area. It's very hard to argue that a baseball stadium in ...

Re: Downtown Baseball Stadium

It's not even an average to good location outside of being kinda close to pnl (which isn't materially different that EV). The highway access is non existent and there is no existing big garages to reuse. This is ignoring the fact that it's being proposed to kick out existing businesses and close oa...

Re: Downtown Baseball Stadium

I'm sure many of the investors who have purchased these parcels, invested, made money off leasing them and would love to now cash in Sure, if the Royals are going to offer a substantial premium. Many real estate owners are not looking to cash out at all, they're looking to own long-term. This shoul...

Re: Downtown Baseball Stadium

I can't really see any "organically, thriving, local" businesses in the area but I'm sure there might be one or two. This is only two blocks and I'm sure I missed some (south of Truman, east of Oak, west of Locust, north of 17th). This business density is pretty on par with any two blocks...

Re: NE Corner of 14th & Wyandotte (300 unit apartment)

I just don't think high-rise residential towers make financial sense in KC. First, rents are not that high compared to cities that are seeing multiple high-rises go up. To justify a high-rise, rents have to be a certain level and we're just barely there and maybe there just isn't enough demand at th...

Re: Kansas City Needs a Proper Christmas Market

I wonder what the requirements are to be a "proper Christmas market"? Because I feel like what Crown Center's doing this year would already meet those requirements. Obviously it's not executed as well as the markets in Europe but I'm not sure what it's missing. It's the first year so maybe...
