1034 Main would be the fastest new-build candidate of the size needed. No building demolition. No foundation excavation. Plans likely ready-to-go. Parking already planned in design. Next to streetcar line. The only thing I don't know about is if there is a TIF District in place that isn't expired. ...

Arterra, Reverb, Strata, and Corrigan Station shows that Copaken Brooks is no longer a vapor-ware based developer. Do we have reason to believe 1034 Main is anything other than a glimmer in Jon Copaken's eye? Full length awning with 2 full length benches back to back would be simple and effective. Same for bus stop with one long bench.
