Re: Troost developments

There are often trans prostitutes on the NE corner of 43rd and Troost. Speaking of that intersection, it's surprising that no one has tried renovating the apartment building on the SE corner. Oh, there's a family that's been "renovating" it for the past two and a half years. Very little p...

Re: Real Estate Listings of Interest (Metrowide)

MAC does have the parking garage behind the International building. I believe tenants from any of their buildings can get a spot there. That is not too far from this building. Also, the 3-story brick box apartment building at 36th and Gillham was recently put up for sale. That building could use so...

Re: OFFICIAL - 909 Walnut

Stumbled across this footage of that building getting imploded. https://www.youtube.com/watch?v=WMT-yfplAwg Do you know what year this might have been? demolish commercial building permit CPBD-200223433 was issued 1/7/2002 The address was 921 Walnut, once I found that the permit was easy to find. Re: Broadway

Maybe it was earlier in the thread, though I'm too lazy to look... I heard Kashani was suing the previous owner because there was some issue with the building after he bought it. I know that's incredibly vague, and I can't remember where I heard it, but that could be the reason this has been delayed...

I may be wrong, but I think they may have sold off their portfolio and exchanged into this.

Re: Plaza Residential Development

I don't hate this redevelopment, but I don't love it either. Architecturally, these homes are fine. Drawings are a start, but often the builder changes things and fouls up proportions of windows and materials to acquire standard sizes. Let's hope that does not happen. What I don't love is the garag...

I should add, I would prefer that it fronted Broadway, but that's just how it goes sometimes.

Re: Uptown Shoppes

Great American Bank at 39th and Main is supposedly moving into the vacant bank space. They would utilize the drive-thru, which would explain why the building doesn't come out to the Broadway sidewalk. Also, new-build construction is probably $250+/sf. That wouldn't take into account the cost to tear...

Re: Troost developments

Clemons is a minority partner with some other money partners. They are managing the development, looking to either sell or lease the properties. The Troost Market Collective is a potential tenant but nothing is signed I believe. I believe the Herrons are completely off the block. They still have own...

Re: Troost developments

The Firestone is still on the market, but the development partners have taken ownership. The Herrons were foreclosed on, so work is being done to the building and their junk is being moved out. This is not owned by Tim Bowman. He owns 3103 Troost (Native American building), 3115 (Shankman) and 3131 ...

Re: Uptown Shoppes

Larry Sells is partnering with Doug Compton and the principal of Treanor Architects, both from Lawrence. I don't think Larry really has much control here. I saw the renderings a few months ago, and they looked pretty good. I'm excited about this. From what I remember, the Shoppes will be 6-7 stories...

Re: Amenities missing from downtown

I had emailed a Target executive a few times since Christmas without a response, but sent that article when it came out last week. Their regional real estate director gave me a call on Thursday. She said KC is not on the radar in the foreseeable future. They re-evaluate sites quarterly, but at the m...

Re: Troost developments

The couple that currently "owns" the properties on the 3100 block of Troost have hundreds of title liens on them, including state and federal tax liens. They are also crazy hoarders. I'm not sure how they've been able to hold on to them for this long, but it is what it is, I guess. Clemon'...

Sorry, I should add that I don't mean to hype this up at all, but it's not Mac. I haven't seen the actual plans, but from everything I've heard, it will be a solid project. I believe closing is in early October, so there will be public details soon enough.

Same developer. No previous projects like this, just some smaller renovations around midtown.

It's under contract. I think everyone will be happy with who the buyer is, and what they have planned.
