We had the pleasure of dining at Rye last night. I had never been to any of the prior restaurants in that space, but suffice it to say, the new room looks amazing. By the way, they did just reopen in the old Woodswether Cafe spot in the west bottoms.
According to a recent Pitch article, they will be offering delivery from downtown to the Plaza (with late hours on the weekend) and have also added pizza to the menu.

We had a late dinner on opening night. The food was quite good. Standouts include the stuffed meatballs appetizer and the pasta entree. We didn't venture out to the patio, but it was definitely jumping. I liked the space. Looking forward to going back sometime when we can spend more time to hang out...

There are no ongoing lawsuits at Conover Place. It's time to stop perpetuating that story.
I would recommend trying to contact the HOA president of any of the buildings you have concerns about to get the true story on any past or present issues, rather than relying on rumors and hearsay.

About 10 years ago our costs were around $60/sf. 2100 sf, 1.5 bath. Finishes were a notch or two above standard.
This included all wiring, HVAC, drywall, etc, which may already be included in what you are looking at.

Spent 18 years downtown (Quality Hill, Union Hill & River Market). Moved to PV last year. We had no particular life circumstances that required a move to the burbs, just wanted something that was all mine - no shared walls, a garage, a yard. Without looking very hard, we found the perfect house ...
