It's zoned UR and one of the goals of that designation is
Seamless and compatible integration of redevelopment projects into the development patterns that exist or that are planned to exist within the subject area.

begging for 4-stories? we're at least a decade out from needing that much space in midtown.

there's an entire high rise mostly empty 3 blocks to the south when American Century shrunk.

it would have been stupid for any entity to see that market and decide to build extra space into the design

The stairs and landscaping should have extended all the way down to Pershing but was left WAY SHORT leaving the dead space and stark hillside. what landscaping? it's always been just concrete and grass with a scattering of trees. the design goal was to be open I was referring to the original design...

If 31st/Linwood is picked I expect the council will see maintaining the jobs as more important in this area than future development. the city can't afford to lose any more companies to the suburbs. simplicity in routing is not the end all be all goal. TOD is about connecting to existing jobs centers...
