What I don't understand is how lease renewal negotiations went right up until the point that Brioche was **suddenly** forced to be out of the premises by midnight. How were they so blindsided that their current situation was such a surprise?

Regarding the proposed cap on incentives, are there any other comparably-situated metros that have a 50% cap in place? Also, are there actually any data that support a move from 75% to 50%, or otherwise hint that the current cap is not sufficient?

Oh, and Hotel Karaoke looked pretty nice too. Definitely less sticky looking than Offkey but I'm sure that will change in pretty short order. Definitely looking forward to going there for way too many ill-fated, weekday, work happy hours.

I think that's been the plan, and they have permits up on Compass but who knows how deep into things they actually are. I think with their DBC/Atomic Cowboy concept, they're still probably unique enough to co-exist.

Agreed, but I'm not sure that a riverfront extension prohibits extensions elsewhere, i.e. to areas which are already somewhat developed and needing incentive to get more dense. If there are entities that have the power and money to push this extension, more power to them.
