Re: Downtown Baseball Stadium

Agreed. I would put North Loop and Washington Square Park (if we can squeeze a stadium between Grand and Oak, we can squeeze a stadium between Main and Grand) head and shoulders above East Village or East Crossroads. Those sits do nothing positive for the Royals, fans or the city. It would have bee...

Re: Downtown Baseball Stadium

This stadium should have been in North Loop. Close the highway and fill it with parking garages easily accessible from the highway system, restore the street grid to the River Market, tear down one ugly Flash Cube building for a tightknit stadium and kill a bunch of birds with one stone. Agreed. I ...

Re: Downtown Baseball Stadium

The east and north sides of T-Mobile Center are all parking or empty lots (west = P&L which was built at the same time, south = 670) The east and south sides of PAC are almost all empty lots or parking (north = convention center, west = single story retail that hasn't changed much (but is prote...

Re: Downtown Baseball Stadium

Except the Royals at the TSC. Last game I went to, it was $30. More than I ever pay to park at any urban stadium, let alone a city like KC with as much parking as there is there. There will probably be one garage charging that much, but you won't have to pay more than 10-15 and a ton of people won'...

Re: Downtown Baseball Stadium

I think you'll see activity at the East Village site sooner than later if it's taken off the board as a potential stadium site. If I had a dollar for every time I "thought" something would happen in Kansas City and it didn't, I could retire. Basing any decision on "thinking" tha...

Re: Downtown Baseball Stadium

Yeah, so now imagine all that plus the new baseball stadium and spin-off. You might get an actual area of the city that resembles what the top 5 cities in the country have. Not just two “good/okay” areas with EV & Crossroads. Any 1-2 story building with a couple tenants in them within 2 blocks ...

Re: Downtown Baseball Stadium

Investors at some point will be "forced" to make moves as their investment costs them more and more money. The people who own the majority are also developers and it seems like they have expertise in mid-rise multi-family, something we could use more of in downtown kansas city and what be...

Re: Downtown Baseball Stadium

If the stadium goes in East Crossroads, the current owners of East Village will be forced to sell or build. The sole reason it hasn't been developed for 20 years is because of this thought that a stadium would come along, they'd have one nice clean, big transaction and laugh all the way to the bank...

Re: Downtown Baseball Stadium

"Developing the East Village will lead to it not getting developed! Not developing the East Village will lead to it getting developed immediately!" This is the exact argument the anti-Crossroads stadium people are making about EC, and it also makes no sense either… Huh? The East Crossroad...

Re: Midtown Area Apartment Boom

What's happening on that first floor? Kind of hard to tell from the renderings but if that's open-air parking garage, that needs to be sent back. That's fine for the back of the building but unacceptable in the front. The rest of it is solid.

Re: Downtown Baseball Stadium

The depths you guys are going to to make this argument are genuinely hilarious. "Developing the East Village will lead to it not getting developed! Not developing the East Village will lead to it getting developed immediately!" "Building a stadium INSIDE THE DOWNTOWN LOOP is spreading...

Man, I really hope someone proposes another mega-project to the east that can generate even more empty lots. We could call it "mega-project empty lot row".

Re: Downtown Baseball Stadium

And if you don't see the difference between the NE comer of the loop and the east crossroads as far as how the areas interact with surrounding districts then I many not be able to continue this conversation. That's such a weird argument. So, we're just going to keep it isolated forever? How is that...

Re: Downtown Baseball Stadium

Tearing down a "lot" of retail? Really? Do you really think that block strip of Oak or Grand is a vibrant urban neighborhood right now? No one's trying to act like it's our most successful part of town but there are dozens of small local businesses open there. Even if you don't like the c...

Re: Downtown Baseball Stadium

^ I guess you didn't really read my post, but my entire point is that downtown is more than the P&L District and I think that part of downtown will be the only real benefit to an EV location. It actually wasn't a response to your post even though it looks like it, I had started writing it befor...

So, people won't walk a 1/4 mile from the East Village to P&L but they'll walk almost 3/4 mile to Crown Center?

Re: Downtown Baseball Stadium

Look, the East Village is absolutely not settling. Staying at the K would be settling. The East Village is an opportunity and IMO a better opportunity for downtown than the East Crossroads. The East Crossroads site would be a concentration of chains and stadiums. It would be doing away with multiple...

Re: Downtown Baseball Stadium

There was some pushback 20 years ago with building PNL and the arena. Many people said it would ruin downtown, change the urban fabric and have a negative impact on some downtown businesses. Citations, please. The only pushback I remember was about whether the public involvement/incentives were wor...
