Re: Improving the AT&T Longlines Building
hmm. what would total vertical "stripes" along window lines look like? Meaning making the windows disappear if the brick under/over was the same color?

and across the street to the east, surveyors were marking the alley and sidewalk next to John's Garage - a charming dilapidated relic and monument to a car-centric city. Maybe under contract by now.

Re: OFFICIAL: Port Authority Riverfront Project
BTW, if an investor in the physical building would also insist hotel portion of project be designed in a way that it could be easily converted to residential if hotel fails. Especially in markets that may be overbuilt. I've also been invested in some storage units (construction) in markets with no ...

Loscher94 on UrbanSTL has an update on Epoch's project: -The project for now is on hold due to various red tape and an issue regarding a parking structure. - The mixed use project will contain a 12 story boutique hotel and a 60k square foot, 3 story indoor market place similar to Grand Central Mark...

Re: Thinking outside the box on transit financing
my two bits from a career in natural resources....the gas tax is a perfect use tax as long as the stick/carrot in turn is used to facilitate new modes of transit (in addition to fixing roads, buses, etc) and today we are in an era where tech offers news solutions. Next level battery tech has given u...

Re: Rankings, lists, and such
Really depressing figures but expected given the lethargic office market at large still, just robbing from each other mostly. Were it not for Mahomes, the mood would be abysmal. Have said it before but just doing the same as peers is not going to pull KC out of the vortex. BIG BOLD thinking and acti...

https://twitter.com/thomasinkc/status/1212072408770895872?s=21 Super block parking garage in the works at 5th & Main per Twitter. Project before municipal arts commission on the 6th. Am aware and working it. On south side of 5th, the garage under whatever should have ingress/egress onto Indy to...

Re: Status and future of the River Market area??
With free streetcar and hopefully free bus coming, time to get rid of or reduce parking requirements. However if there is a request for incentives involving a garage, would expect public spaces. I spend a lot of time talking about getting rid of parking. Know that it is not really the city that dic...

Yeah that definitely isn't a public lot Right and thanks for the empathy. Old legacy agmt for neighboring lofts, not even ours. No way of waiving this as Chase instigated and is an atty and wants to be the barking dog. Yes with the city's help on a below ground garage, I would easily open this back...

Re: Status and future of the River Market area??
Still planning the 'boutique' hotel and indoor farmers market? Even with the influx of downtown hotels RM could use one. And if not doable condos would be great. Would love to see a condo building go up here instead of townhomes. It’s a prime location - build dense. Why not some townhomes at street...

Any updates with the lot behind Il lazzarone? Still in flux. 7 Townhomes designed and ready but delayed due to multiple larger infill design/plans and now working thru partner to proceed. Personally I like what has been designed and looking forward to adding this -for sale residences - to the mix i...

Re: Poll: Does the Plaza need a drastic change, some change or on the right path?
Plaza ownership is convinced the streetcar will just consume all of their free parking and provide no benefit. Seriously. They’ve got to be kidding, right Dave? I mean there’s literally a huge amount of evidence to point to the contrary in the starter line. The economic boom that the SC will have w...

We tried it and was actually worse than old Cascone's. Didn't seem to be open much. Downtown could use an above avg diner - classic diner with classic to foodie leaning modernized menu. From biscuits/gravy to spinach/feta omelettes. And well trained cooks that don't overcook eggs, using real butter...

At least it leaves the north half of the lot open for that long time proposed commuter rail station. /s You never know. Re: Would you like to see the Royals move to a downtown stadium?
There are about 7 afternoon weekday games a year. Attendance is typically between 5-10k for those games. Any uptick in attendance would be from people already working downtown. Non issue. I doubt the IRS would open their garages, however, since those buildings are unoccupied during baseball season ...

Re: Would you like to see the Royals move to a downtown stadium?
well its the loc that former city mgr hinted at....and as long as you can leverage IRS/Fed Reserve/Hallmark parking garages + 27th street stop for streetcar then it probably works. Maybe walkable to other amenities, not really and kind of an island in that context. I could see that working if we we...

Telling you guys. This is the best spot. 1. Repurposes underused and difficult parkland. 2. Close to public transportation. 3. Unprecedented city views. 4. Doesn't eat up prime development land for a seasonal use. 5. Solid NE orientation. https://i.imgur.com/qiaquY1.jpg And it's already a ballfield...
