Re: Misc Crossroads News
There is a pretty big difference between one plus five stick constrution and mass timber. The first mass timber building in KC will likely be luxury, just because of the relative project risk and project costs, using new supply chains, etc.

Re: Regional GDP
The comparison in GDP is between countries and the Kansas City Metro , not the State of Missouri. For comparison though, Missouri's GDP in 2012 was $252.6 Billion. Slovenia's was $45.2 Billion. Slovenia's population in 2015 was 2,074,788. Missouri's in 2015 was 6,072,640. I'm using 2015 because it ...

Re: Regional GDP
Slovenia actually has a slightly lower population, so they have a higher GDP per capita than Metro KC. Crazy to think that there are countries that are that small. Even though they have a smaller GDP than metro KC, and presumably a much smaller budget than the state of Missouri, their educational sy...

Re: Regional GDP
This really highlights how much influence Johnson County should/will have over Kansas. 19% of the population (2015), 29% percent of the GDP (2015), and 47% of GDP growth (2012-2015). Edit: Missouri side of KC is 23.39% of MO economy, STL 45.27%. KC was responsible for 42.48% of MO GDP growth during ...

Re: High Speed Rail - someday?
Every time a city doubles in population, they get about a 15% productivity boost due to the efficiency of the labor market. A rail link of an hour would have less of an impact than that, but it would still be pretty big for the areas near the station. A ticket between the cities would still be relat...

Re: Be a Walkable Activist too
I agree. This is so simple. If we regulate small businesses more, we can improve so many things in our city. All businesses, no matter the size, should provide covered secure parking for their employees who bike. Because if your bike gets wet, it's harder to ride and it might leave a wet spot on yo...

Re: Plaza Residential Development
Most people that can afford a half million dollar home insist on at least 2 car garage. Indeed not having a 3 car garage is slumming it. All the new infill single family on Union Hill has 2 car garage. Maybe you are a hoarder but most people do not "just fill half their garage with junk anyway...

Re: Plaza Residential Development
I'd call those garages one car garages in practice. It would be an extremely tight fit with two normal size cars, and most people just fill half their garage with junk anyway. Considering the location and the fact that that neighborhood has street parking, a one car garage still isn't needed, but I ...

The North Oak bus runs about once an hour on the weekend. The one time I tried to ride that bus, my first bus was running late and I missed the connection by mere minutes. Never again.

I haven't heard any criticism about the height or design. I wouldn't have brought it up, but they are grouping the garage facade as well, and I just found that a little odd.

Re: Five Light
Anyone else think the facade was specifically designed to make the rendering look shorter than it is? I feel like the render is meant to look like a 9 story addition. Of course it will look big when it was done, but maybe the developers thought it would draw less criticism if people think it isn't p...

Re: Are downtown apartment occupancy rapidly trending down?
The LCRA documents for the Muehlbach apartment/office/hotel project had some vacancy figures for some buildings downtown that I thought I'd pass along... P&L Apartments - 291 units - 10.0% vacancy (29) - Opened 2016 531 Grand - 185 units - 4.3% vacancy (8) - Opened 2017 River Market West - 137 ...

I'm a germaphobe and that never occurred to me. Now I feel sick. I guess I subconsciously assumed the high ABV of the beer styles I prefer would take care of that sort of cross-contamination. Not unless you like beer that's stronger than liquor. Even 10% alcohol might as well be water, as far at th...

Re: Bird Scooters Have Landed
Directing the money toward affordable housing probably makes it more likely that we will be preempted, imo. Putting tax money toward helping the business that we are taxing would play better in a conservative legislature. As for Lime and Bird, if I were them, I would lobby for a preemtion bill and t...

Re: Westport
My long shot guess is that Char Bar will either temporarily or permanently move to McCoy's/Sailor Jack's space, using the currently parking lot as a lawn. This would let Char Bar to be unaffected by the construction noise, particulates, etc. from the Westport Manor project. The construction crew cou...

Re: Amazon searching for second HQ
(Calling Crystal City the 'D.C. suburbs' is a bit of a stretch.) In more ways than one: The Supreme Court of the United States has never issued a firm opinion on whether the retrocession of the Virginia portion of the District of Columbia was constitutional. In the 1875 case of Phillips v. Payne th...

Re: Amazon searching for second HQ
I agree with the talent theory. Amazon looked for locations with transit, but they prioritized workforce size and universities, I'm. But the city discovered its distance from the coasts was a problem, not a perk. “We were told when we didn’t make the final 20 that there was some concern about the si...

Re: Bike Lanes
Snow plows should push the snow as far to the right of the lane as they can without risking damage to the parked cars, but that means that a lot of snow will still end up on the unprotected bike lane. Also, clearing more than the width of the blades would require multiple passes, which takes time th...

It would also go pretty far towards revitalizing the area if the just sold the two lots they own north of 43rd to developers and gave land to the city to connect Washington Street to Mill Street.
