Hard to say this but the other corners really need to go soon too. Love the tenants and hope they can find a new home. The grocery stores are especially set up in a suburban manner

Grand currently closed for the big12 as we approaching rush hour, Oak is essentially bumper to bumper traffic through the area. I feel as though many of the SFHs around 39th could use replacing. I’m not saying a new 2+5 but at least some walk ups or row homes. The housing stock is not always in great shape. similar to north plaza in that regard

In terms of long distance trains, the FRA proposed last week to connect KC on two different long distance routes to MSP. One Via OMA and one via DES, on the other end these routes would end at Phoenix and San Antonio.
