Re: Americo Plaza Tower (Former Holiday Inn)

Triangulation: The building favored for River Market (Flaherty & Collins) suggests a 300 apartment (plate size undefined) structure of 12 stories. It's a fair hypothesis the Holiday Inn site would be of similar footprint and similar height: 10-14 stories. That height supposition is supported by ...

Re: Inclusionary Zoning

It's a stupid policy. We need to get rid of parking minimums and make it easier to build more total units. Completely a political move. THIS IS NOT SAN FRANCISO people. We need more housing on vacant lots. Our mayor has the time to roast a small townhouse development on the east side for asking for...

I wouldn't be too concerned by this turn of events. Undoubtedly, the long term lease is a liability on the W&R balance sheet. The acquiring entity is obligated to either sublease, utilize partially or fully, or pay whatever penalty clauses. Playing the odds, Macquarie will locate any US operatio...

Re: 1650 Broadway

@ Normalthings: All of the developments not already underway are likely "in-review". HOWEVER, this COVID baloney is a chapter which will certainly close. One should consider these projects (1650 Broadway) to be "conceptual foundation". Post COVID, the 1650's or the Strata or the ...

Re: Downtown New Residential Units

Normalthings: There is definitely a market for the high-density, high-rise condominium product. The product, the price, and the HOA covenants must be correct. HOAs nationally have this core problem: Absent disciplined covenants; heavy ($$) maintenance gets deferred. Developers exacerbate the problem...

Re: Downtown New Residential Units

High rise co-op/condo: MAJOR consideration is HOA. I have a personal view (twice over): #1: In looking at S. Fl; I liked high-rise waterfront. Great location, less money. HOA for a high-rise is often $1000+/mo. Parking garages, commons areas, ELEVATORS, roof repair requiring heavy-lift helicopters, ...

It is a hope/desire the prosperity of P&L, River Market, Crossroads, Crown Center shifts east. Within the loop area; the government buildings dominate. Stating fact: Those buildings and their employees do not seem to bring the same dynamic to their working district as compared to the private sec...

Am I the only guy around here who notes a resemblance to Strata and to the proposed development near Denny's?

Regardless, this is a thing of beauty in a perfect location.

Let's hope these guys get the support, financing, and leasing in-place.

Re: Status and future of the River Market area??

That makes sense and I can see it being a big issue in stronger markets. However, that seems like a non-issue here in KC. Many of our actual developers take years to get stuff going anyways. This model isn't really far off in timeline or pros/cons from what Copaken Brooks and others are already doi...

Re: Status and future of the River Market area??

As proposed it is doable for Arnold. Doesn’t make much sense for anyone else besides RM West or Market Station to pick up. In theory, one could make a piece of property with a derelict property more valuable by acquiring permits, then packaging the shooting-match for a "Flip". Very aggrav...

Re: Status and future of the River Market area??

I'm suspicious that this is anything more than a vaporware rendering for the seller; not a plug & play development plan. A glance at the zoning map still shows this as still manufacturing. A zoning change isn't a big hurdle for any buyer but does indicate a lack of seriousness on the part of th...

Re: Real Estate Listings of Interest (Metrowide)

The tax appraisal on that home is over $1.25M, so the taxes are a little over valued. If you were to buy it, you could contest the valuation next time it comes up, if they don't adjust automatically. As for why it hasn't sold, I can't really say. I do think that little stretch of Ward Parkway may b...

Further recognize the River Market was known as the "River Quay" in the 1970's and 1980's. It was riddled with mob-controlled front companies. Car bombing and contract killings were the news of that day. The rumors are that the stately old homes off Independence Avenue (near the old museu...

Re: Crown Center: urban disaster, shining star, or in-between

Union Hill's success was due in-part to CC (Specifically CCRDC). When I bought in Union Hill in 1996; the area as you approached Gillham Ave was dodgy. CC extended their security sweeps up to 30th street. It kept the nuttiness down and residents' confidence up. It would not be a stretch to expect a ...
