Re: Troost Village

https://i.imgur.com/Re7Xiuy.jpg So, I didn't realize that they'd be constructing a new building to look old until I read Collison's article. I thought the building was already there until I looked at Google Maps. That is perhaps the biggest aspect of this project that I am interested to see how it ...

Re: Martini Corner near 31st/Gilham

Floyd Mayweather was in town today to open his new gym in Martini Corner. https://mayweather.fit/locations/ According to the website, $150 per month. Looks to be a successful business overall with 19 currently open locations and 25 planned/coming soon locations. Fast expansion. I wish them well.

Re: Tracks 215 Project

Good catch. I'll ask if they've run into problems heading west from here, which would explain that shift to the existing sidewalk area rather than along the railroad tracks. Maybe the move of the Green Line is to be a selling point for the walk-up style units on 22nd Street. I imagine that marketin...

Re: Tracks 215 Project

We will see more refined renderings soon enough. These look like a way to establish a basic massing. Rendering observations: The Podium project is rendered as well as the widely talked about "Green Line". I notice that the Green Line switches over to 22nd Street at the Pedestrian Bridge https://city...

Three Light will now open in 2023. Website was updated yesterday Interesting, to me at least, that they updated the website but did not update the rendering to be the shorter version posted on here months ago. I understand that building design isn't 100% complete yet, but at least putting the short...

Arnold Development Group working on transforming Hardesty Self Storage into 352 apartments, 60/40 split affordable. Waiting on various tax credits, etc. http://northeastnews.net/pages/new-plans-developing-at-hardesty-independence-ave/ This is going to be a solid anchor for future development initia...

Re: 29 Belleview Town Homes

If you have a sufficient firewall between the homes in this development, you could probably declare each home as their own building. The size of these appeals to me more so than some other ones. 1400sf (940sf of which is finished) isn't that bad and all the living space is on one floor. I could make...

Re: 29 Belleview Town Homes

Overgrown lot turned into Townhomes? Great. I wonder what the price point will be.

And just a little complaint, could they not move the garage to the backside? Like build a driveway or alley off of 29th.

Re: Missouri Amtrak Service

That sounds real nice. Any chance the service speeds up since it wouldn't be part of the Chief? I would remove Mendota, Princeton and Galesburg Illinois. Keep Ft Madison, Iowa and La Plata MO. Add Carlton, MO. I recall going 90mph+ across Missouri. I wonder if the new Siemens equipment would be abl...

I'm looking forward to these going into service. Much more modern looking.

Now if only we could get the speed increased, then I would be very happy.

Worse than I could’ve imagined
It’s about what I expected based on MODOTs recent track record of building cheap bridges.

All the fly overs feel like overkill.

Older flyover video from November 2020. https://www.youtube.com/watch?v=4nSbIyR8_d0&feature=youtu.be This could be really cool if they do it right. I also get some baseball-diamond vibes from "The Village Stage". Honestly, it seems like they're taking the concept for the Downtown Ballpark and shrin...

Are any of these developments incentivized?
I haven't seen anything if the ones I shared will have incentives attached to them. I know some other projects have included tax abatements and TIFs, but I haven't seen those mentioned much recently.

I'm guessing Nashville doesn't have a city council that torpedoes development.
They have a mayor that complains about neon signs on some of the newer developments saying it looks like a circus. Beyond that though, they don't have a City Council that torpedoes development.

Just quick spotlights on each of those here. The Ritz Carlton Nashville M2 Development Partners proposed this 42-story hotel an...

Legislation requiring affordable units passed 12-0 per the Mayor.

Re: Inclusionary Zoning

I reached out to one of my developer contacts about the affordable housing rule, his response was simply this (all copied from an email)... Chris, Firstly, the proposed rule is bullshit in more ways than one. How are start up developers going to make a name for themselves when they’re told by a City...
