Re: Beacon Hill

Lots of work happening on both sides of the 2400 block of Troost.

We know the west side is the UMKC housing, but do we know for sure about the east? More townhouses/SFH for Beacon Hill?

I wonder if this will be directed more towards families, or college kids who can get a lower per bedroom rate with 3 bed units.

Re: Renovations of apartment buildings along Armour Blvd.

I do find it interesting that this building would be all 3-bedroom units - you definitely don't find many of those in this city. I would assume that MAC would have reason to believe that demand exists (or is it that the 3-bed units would be more profitable?).

Re: Blogs about KC visits

It does seem like 96.5 has gotten a bit better as of late, cutting down on the overplayed 90s music and playing more new stuff. Don't get me wrong, I love some 90s music - but I really don't need to hear Lightning Crashes ever again. I found it funny that they would have the 90s at noon, and the res...

Re: Renovations of apartment buildings along Armour Blvd.

Yeah, that does look like the boxy, brick apartments from the 50s like the ones on Warwick around 36th or Victory Court on the Plaza. I do have concerns about that design - especially being one long, squatty building taking up the whole block. Obviously, it would be great it the buildings could be r...

Re: Union Hill Development

There is some more info on John Hoffman's other projects in this week's Biz Journal (I know it's not in Union Hill, but I didn't want to start a new thread): "Now, he also is developing six homes starting in the $300,000s near 24th and Forest streets in the Beacon Hill area, plus seven homes from $2...

Re: Union Hill Development

Nice to see the article and one rendering, but there are still a number remaining questions I have about this development (in addition to the single family infill). From the rendering you can see that building looks to have first floor retail (which matches up with the other reports and kiva), but t...

Interesting tidbit at the end of that BizJournal article - Hoffman "is currently pursuing single-family development in the nearby Longfellow and Beacon Hill neighborhoods"

Re: Renovations of apartment buildings along Armour Blvd.

apparently MAC has decided that the buildings at 110-118 W. Armour are too expensive to rehab after all. instead of their original plan, which was to tear them down for a parking lot, they apparently have a plan to replace the buildings with a 40-unit apartment building. they have a design, which t...

Excavation has begun for the Founders phase two on the lot directly east of phase one - 2980 Gillham 56 units, mixed use.. Still no renderings on this one? (and nothing from Kevin Collison) An older home up the hill on 30th is being demolished - not sure if it's part of a larger development. I belie...

Re: hyde park: believe the hype?

I'm not too surprised Paul Mesner Puppets couldn't afford the renovation. I'm sure they would have to pull a lot of strings to get that money. I would love to see a bar/restaurant, but I highly doubt that would happen. 1. The HPNA and it's board are full of NIMBYs who would most likely shut down any...

Re: Troost developments

Family Dollar is not a dollar store. It is closer to a CVS, although with an expanded selection of cheap junk and no pharmacy. I occasionally shop at the one at 31st and Troost, which is closer to me than any drug store. The selection is decent, but the store is rather run down and trashy. I would s...

Nice! So that would be on the lot where the Longfellow's Farmers' Market formerly was.

They had this rendering on their Facebook page, although I don't think they ever had any real plans:

Re: Plaza move-ins (ongoing)

Yet another local business leaving the Plaza, likely to be replaced with a chain. Sure, a grocery store or drug store would be great, but there is no way Highwoods would go for that. This is probably the ugliest building on the Plaza and one that I wouldn't mind seeing redeveloped (assuming it was d...

Re: Union Hill Development

Those two kiva permits are for the Founders phase 2 and would be going directly east and southeast of the current Founders Apartments. This would appear to be a match for two of the buildings Gretz described on Gillham south of the Greenlease Caddilac building. As for my original post, I may have mi...
