Re: KCMO Downtown Streetcar

it's much simpler than temperature driven. that report just batches the wrong days together for summary purposes, which leads to misleading results. fridays shouldn't be treated as "weekdays" for comparison purposes, and this is a prime example why: 2016 july had 5 fridays 4 mondays. 2017 july had 4...

agree. i'd take green room over district and all of Flying-Yard-Hop-iPour-MO-Brew. belfry is my burger and beer spot of choice in the crossroads. it's not the green room, but it covers most of the factors you listed above. utilitarian space and while the menu expanded a bit post-julian closing, it s...

new game you guys let's nominate specific places that would work and just assume unless expressly stated otherwise that no nomination inherently entails a wanton desire to disrupt property rights and/or exercise eminent domain and/or construct a monolithic glass wall i'll start — SW corner of 18th a...

bump! zillow informs me that three janssen place homes are on the market. my favorite on the street sold earlier this year. still, three neighbors on the market at the same time — what a great time to set up a kcrag block, and at such reasonable prices! 96 janssen place: https://www.redfin.com/MO/Ka...

Re: P&L District: 13th & Walnut Site Proposal

probably not — the most credible-sounding source to date is the guy who tried to book an event at GB only to be told they would be closed and he wouldn't miss them because joe's KC is moving in next. but when nobody else gave further substantiation, the board in its continuous search for truth and b...

Re: Downtown New Residential Units

However I would not want to have a big supply of $2,500 per month 2 bedroom apartments coming on line. That looks like the potential point of saturation right now. then perhaps it's encouraging that two light disagrees, as they are throwing 30+ ~ $2500 2BR apartments into the mix https://twolight.p...

Re: Midtown Apartments

eh, most kansas citians are more than a little bit provincial when it comes to the role of vehicles/parking/etc. if it is a phase, it's not going anywhere until we get a lot more transplants who are willing to tell longfellow lenny that he's being a jackass when he spends his time in the break room ...

Re: Downtown New Residential Units

most of the datapoints i have for that are for terms where the full set of amenities weren't completed for the whole duration of the lease term (e.g. p&L tower before north building constructed) or for early renewal commitment incentives (1light). is it more pervasive than that?

Re: BBQ WARS!

had LC's for the first time since i was young. damn, those burnt ends are pretty good. is it the sauce that's heavy with a worcestershire flavor? at first i thought it was in the bark but had a few bites with no bark and that flavor was still prevalent.

the fact that johnny's will serve you a (marginally better) slice late night makes it even more ridiculous that pizza bar exists. give! us! mellow! mushroom!!! i've been to dubliner for friday lunch and for friday happy hour in the past month and i've only seen maybe 8 other customers inside total, ...

Re: Your favorite P&L restaurant, Summer 2017 [RIP Gordon Biersch] edition

interesting that the dubliner isn't on your failure imminent list. that place is huge and it is empty. my off the cuff future closing rankings: I ASSUME GOING TO CLOSE SOON 1. gordon biersch (of course) 2. dubliner 3. pizza bar (great place to listen to the johnny's crowd watch sporting events!) 4. ...
