Re: Three Light

..To sound pithy and silly... If these guys placed ornamental stuff to goose the building upwards to 353 feet -- they'd be in the "top ten", in terms of building height within the city. 21 feet.. :) 353 feet would be 11th place. 1. One KC Place 624 2. Town Pavilion 591 3. Sheraton Crown Center 504 ...

Re: OFFICIAL - Waddell & Reed - 14th & Baltimore

So, if I understand things correctly, there will be six fairly substantial buildings in or close to the center city loop in 2020: 1. Strata (please god, change that name.) 2. 3-Light 3. Hyatt House near the Peanut. Please never underestimate the power of their nacho supreme. 4. Development at 13th ...

Re: Phase 2 streetcar to UMKC

Good to hear, was a little worried about some of the medium/medium low ratings. I am surprised that the estimated ridership of the extension is only 7,300 Daily Linked Trips. The combined system is projected to have 4.5 million riders per year. @dave How are the ridership numbers calculated and hav...

MoDOT will not allow commercial construction on their right of way, otherwise the proposal would indeed be for tax generating building instead of a costly park.
Do we know how the convention center gets away with this?
It’s not a commercial structure.

Re: Three Light

Knife-wielding homeless people can be dealt with using a finer instrument than permanent, private control of what should be a public space. What would Cordish do with that person that I, or you, couldn't do? Banish them? Like some, the most likely to be violent, homeless people could care. Cordish ...

Re: Three Light

I’m fine with Cordish making money in the park to cover the expense of maintenance and upkeep. Build their own Bar-K type dog park and sell food, allow for private outdoor concerts that you need to purchase tickets for, street vendors, etc. What I am against is a gated dog park or playground or pri...

Re: Three Light

98% means nothing. Most every developer gets fully leased quickly. Maintaining and Increasing Rent is what this is about. I don't really get this. Cordish is able to maintain and increase rents already without a park. A 10-15% increase in rental prices on just the south facing units would pay for t...

Re: Three Light

If Cordish wants to control the park and limit access to just their residents, tell them to fuck off. They don’t own the land and the cost would automatically be offset by increased demand for the half of their buildings facing a nice park instead of a highway. How could a development company be so...

if Cordish wants to pay for it all, feel free to control it as long as public access is maintained through current streets (e.g. Walnut).

If public money is used, it's public.
Is Cordish allowed to control/own a cap park over MODOT ROW?

Re: Three Light

I notice that unlike Two Light, they are planning balconies on the entire south facade of Three Light. I thought the reason balconies were not included on the lower half of Two Light's south facade was due to some regulation with the highway noise. Could it be that a highway cap announcement is exp...

How close to being financed? Long short or realistically close?
Opportunity Zone so they are not going to ask for city incentives. Considering it is an opportunity zone project near transit and in a strong market, I think this is a sooner rather than later.

The most noticeable change is the southeast building. There is a preliminary draft of an executive order that Neoclassicism be the default style for new and remodeled facilit...

Re: Three Light

I like that this will be not as wide as Two. The projecting bay on the south side and its' line that is continued down the parking podium makes it even more visually slimming, like a person wearing vertical stripes. Cordish seems to be learning and improving even if it is increasing cost. This give...

Re: Three Light

The infinity pool looks like it has a glass side on the north, like a human goldfish bowl. Cordish says it is narrower than 2 light, but narrower in which dimension? Is it slimmer on the east-west axis or north-south? It is definitely slimmer on the east west axis and appears to be on the north-sou...
