Re: Capping the Loop

Other cities have trenches downtown. Vine Street Expressway and a section of I-95 in Phily. Sections of the Eisenhower and Stevenson in Chicago. Etc. When I say trench I'm referring to the large swath of land (2-3 blocks wide) that destroy the streetgrid and many, many blocks of buildings. That's w...

Re: Capping the Loop

Doing away with or capping the north loop is 10 million times more important than doing one single thing to the south loop. At least the south loop is buried and somewhat limited in size, while the north loop is simply a wasteland of sprawled destruction. The north loop is easily the worst designed...

Re: Capping the Loop

i would be very cautious about adding copious amounts of green space without a conservancy to maintain it. city needs things that add value and tax base. Of course...considering how many abatements and TIFs there are downtown...this significantly limits the ability of the City to capture that value...

Great project! Looks like the image from the Star article may have been stretched without maintaining the aspect ratio, making it appear taller than it otherwise would. Here is the same image from the Centric Projects website: http://www.centricprojects.com/wp-content/uploads/2014/04/Large-Stockyar...

Re: Crossroads West

It's not befuddling when you start looking at land ownership downtown and all the pieces that have to come together This parcel was easy to buy/get a development agreement with the owner, be by someone that can get the financing for the land and project, has the right zoning and access (this one ha...

Re: Crossroads West

I understand your point Worm Copy, but this is an odd development site. I'm actually surprised it's getting developed at all right now, and especially with apartments. It sits between two viaducts that have car traffic, and noise from the freeway and trains. I figured it would have been among the l...

Re: Crossroads West

My point here is to suggest that, *in this specific site and context*, if the architect and developer applied a few basic principles of good urban design the site could potentially become a viable public place that both increases property values and helps connect and support the (existing retail and...

I hope this developer takes heed of the development proposal at 1914 Main Street ( http://kcrag.com/viewtopic.php?f=15&t=19221 , namely: 1. orientation to the street 2. ground floor commercial space. This project is a fraction of the size of Crossroads West yet they are adding a mixed-used comp...

Re: Apex on Quality Hill

I'm sure it has some New York style amenities. :D Zing! Pushing the first floor up 6' is a huge missed opportunity to have some actual ground-level activity, instead of a double loaded parking lot. Fairly sure someone thought that giving people access at ground level was a security risk. Ugh. You'r...

Not really a fan. https://scontent-b.xx.fbcdn.net/hphotos-ash3/t1.0-9/10153694_642854639096062_6843889727186399207_n.jpg I believe the expression is 'ham-fisted'. The facade's acceptable, but how it hits the ground and the site planning is just really poor. No doubt the first thing people will ask ...

Re: Summit on Quality Hill

The only thing I don't like about that rendering is the lack of doorways. There should be more places where people can enter and exit the street. The building already is made to look like rowhomes, why not make them actual rowhomes with individual doors for each building? They can still be flats an...

Re: Summit on Quality Hill

I hope the design is revised to be more sensitive to the streetscape. The developer could actually get more density per acre doing 3-story shared-entrace townhouses. A more sophisticated transition between the street and facade (stoop entrances, small yards / front gardens, patio doors, etc) would b...
