I have no idea how Areavibes calculates their crime rating. SHP, Valentine, and Southmoreland were all F's. Somehow, the Country Club Plaza was an A+. I find that a little suspicious. The building wasn't in good shape, imho ugly, and didn't have a great ground floor. Not much worth fighting for. Big fight was on making sure it did not become surface parking. Suppose you owned a 40 car lot where they want to build a baseball stadium? You just circled back around to the point made on eminent domain Who's point and what was the point? Is 2nd base involved? That cities have a much harder time paying for land to take it for development in recent years.

The streetcar has a tax on paid parking lots but not empty lots.

So the city deems parking to be a productive for the purpose of bringing in income.

I'm not sure if any organization does a "Most Enhanced Award" for historic redevelopment projects in KC, but if this building is overhauled and made to look like it did in the 19th Century, then it would surely win the award. Same goes for the West Bottoms Flats and numerous other projects in the C...

In today's world, using eminent domain for private development is lengthy, costly, unpopular and very unlikely. Makes sense, all of this information & perspectives. I think if we want to talk about taller buildings and increased opportunity for density we should continue to look at the downtown core. So many surface lots just waiting for development, including the recently under demolition ok’d KCPS building...

There are other cities that place new, taller buildings in older, historic districts. Portland has them in the Old Town and Pearl District for example. Sure, you probably don't want to put a 25-30 story building there. I agree it will probably get cut down to 9-10 stories. The loop didn’t have a 25...
