Re: Troost developments

We may have attended the same meeting. It was a shitshow, and I was surprised that the HPNA board didn't even try to keep people civil. My hunch is that is the project was a block north, everyone opposed to the project would be in favor of it. All that said, the developer is probably his own worst e...

Re: Troost developments

Qualifying what I said with "all" and "solely" distorted my point considerably. If we are talking about benefits to longtime residents coming in the form of new businesses (which is the oft-cited benefits of redevelopment), then there has to be some relevance. I'd be very surprised if this particula...

Re: Troost developments

They have, which is both bad and good. Good for owners, bad for renters. In south Beacon Hill and in Mount Hope moderate size 2 floor houses that are complete gut jobs(basically paying for the lot, hole in ground, and frame if it is not completely termite eaten) are going for more than 90K. Little ...

Re: Memorializing Racists

Genuinely surprised how fast the Parks Department started switching out the JC Nichols Blvd signs, especially given the fact that there are still MLK Blvd signs up on some places on the Paseo.

A couple of developers I've talked to describe Westport Terrace as a zombie project - dead but still stumbling forward.

Re: Troost developments

That's a great building. It would be cool to see that leased, as well as the buildings immediately to the south. That corner is much quieter than it was a few years ago, so maybe there's a chance.

Re: The KC City Flag

I think that might be breaking the no-text rule of flag design Aside from Chicago, I probably can't remember a single city flag. I think some text is fine. The St. Louis flag is probably just as well known as Chicago to Midwesterners. Besides STL, Chicago and KC, I know no other city flags in the U...

Re: Troost developments

yeah, this one popped up again out of nowhere. pretty good project but their public engagement is really, really poor. I can't imagine them trying for the zoning change before reopening public dialogue is going to be well received. seems like even a moderately savvy development team could get this o...

Re: Renovations of apartment buildings along Armour Blvd.

Both of the Centric projects on Armour have looked like a SWPPP nightmare for months. It's a good thing for them that the EPA doesn't exist anymore.

The east side of Troost in Beacon Hill will be completely filled in when this project is done. That's wild.

Re: Renovations of aI partment buildings along Armour Blvd.

I drove by the Boulevard Manor Hotel building, at Forest and Armour, yesterday and saw workers inside the basement level gutting the interior. One of the exit doors was open and I could see inside. The building didn't seem secured, and the fencing around it has been compromised. I worry a fire will...

Re: Westport

Bars that stay open until 3am are not the issue. Sometimes it's a specific venue and sometimes it's just random. The citywide concentration of 3am bars in Westport, within the context of a bunch of 1am bars, is absolutely a problem. If you accept that the lack of business type diversity is an issue...

Re: Troost developments

I think that's what happened. The neighbors on the block behind were post-rational. But a savvier developer could have navigated it easily.

It really wouldn't be hard to build something almost the same size as the proposed project and it would fit within the zoning envelope.

Re: Westport

You might also have a different level of risk tolerance. You can hear gunshots in Midtown most weekend nights. It doesn't seem to stop people from moving there. To Highlander's post above, I do think the addition of residents will help some. But the city essentially giving the district to the bar ow...

Re: Westport

The Opus brick color and blockiness of the building better suit Westport than the last iteration of the Westport Bank except for its large scale. That last remodel of the bank was done in the early days of the ressurection of Westport from a tired part of town with hippie head shops into a seventie...
