According to Cushman report, national office occupancy is returning but only to 32% end of June. Other method shows relative to last peak state, indicating how close back to where we were, good apples-to-apples stat for comparing to others as you're not dealing with extra variable of varying degrees of dip per market. Interesting read on labor shortage in US. Unclear if it's really the case in KC as labor force appears to be unusually high in KC, at least up to May. Might be a little premature to open new retail on this stretch of Main as it will be ripped up and disrupted until streetcar opens. Hope they make it. Great period for upgrading/developing the stretch but opening a small shop in this phase could become a challenge. Maybe not?

^That's more efficient than I expected if the case. Terminal may not need more gates unless scoring a hub or starting up a new local hub similar to Vanguard days. Doesn't seem likely KC will exceed 12M traffic w/out being a hub (or locally based airline). But yeah, by 2050 probably otherwise.

Forty two gates might be OK for a while given more efficient management of gate usage and smaller airlines sharing gates. I wonder at what point passenger traffic would trigger a need for over 42, over 12 million/year?
