Two blocks on the E end of Nichols would be a good start for permanent closure and rest of Nichols for events and/or weekend holidays.

Crossroads should maintain its presence as KC's 'creative' district, even if becoming more commercial over time. The two E Loop possibilities make most sense for stadium at this point.

The $14M number is likely first phase. Someone emotionally overreacted as typical. Hotel is the last indicator. Over $100M residential was the first target, so who knows with Americo.

Kastle back to work tracker shows a small but notable jump after the post Labor Day push for office return. Probably not what hoped for so far but at least some movement. NYC shows most improvement of large cities (driven by law firms) but still below 50% occupancy compared to pre-pandemic over 95%....

City scene article seems to indicate a move, relocate, consolidate. If case, not many new net jobs for downtown or KCMO.

Ideally old building would attract jobs from outside KCMo but probably better suited for residential. Though largish floor plates may mean windowless second bedrooms.

Demand also appears to be diminishing some so could actually be the higher factor but KCT is indeed a problem so some would give that as the primary reason even though probably not. Keep in mind there are typically 25K+ units proposed at any given time in KC metro but only about 4K-6K or so turn int...

There are pros and cons to both approaches. The free fare approach is a good experiment and as Dave said the frequency of service is due to staffing. Focus on frequency in the city core and to airport. Those who want to live in car dependent burbs can have it, maybe they don't deserve decent public ...
