Re: KCMO Downtown Streetcar

Slower back to office is probably part of it but KC is also pretty wimpy when it comes to colder weather where cities like Minneapolis embrace it. Was in DC recently and surprised how fairly dead downtown was after lunch hours. NYC doing much better when I was there May/June but not like it used to ...

Re: Downtown office vacancy

Comes across as a bit of boosterism and the claim of 9% vacancy needs a source with methodology as most reports aren't showing that low. And 20 year forecasting not very realistic much less 5 years with such uncertain times as it is. But there is downtown momentum and a lot of B/C office converting ...

Re: Downtown office vacancy

Would be surprising if that low. Colliers is only one reporting down to 10% territory as they track some owner occupied, the others report over 16% metro vacancy and over 20% Class A downtown, even higher *availability* which includes space to be available soon. In this era, availability is the numb...

Re: Downtown Baseball Stadium

No so sure this can fly with only 'hundreds of millions' of private investment for a $2B project, implies over $1B in public aid. And E Jack, possibly S Jack not likely to vote for Royals move even if same tax level. Won't dismiss it yet, need more details, but not looking like a great proposition s...

Re: Main & Armour - Mac Properties

So all that was accomplished by KC Tenants protest here was to take an affordable building and turn it into a market-rate building, when if they would have done nothing it would have continued to be an affordable renovated building? Good job there. Yes, self-destructive. In addition, it's also appa...

Re: 1822 Main Redevlopment

A two level garage part of project. Might actually be worth a 3 level garage if offering spaces to Michael's employees/customers and Copaken gets a deal for the surface lot to S of Michaels. Or some kind of mutually beneficial arrangement that gets rid of Michael's lot. Another option would be Copak...

Re: Misc Crossroads News

Copaken seems to have a build-to-sell groove going. They build, Seminole RE eventually buys. Potentially a machine for substantial Xroads midrises if that continues. Demand is slowing nationally and while RCP corridor demand isn't as high a last couple years, so far it still seems to be enough to ma...

^Yeah, something publicly accessible/desirable at the corner tip if even just a coffee joint. And CC should try to inspire future Grand development to be more streetfront ped friendly into center of CC.

Re: Office project at 27th & Main

Residential demand still appears healthy enough in RCP corridor and office not, so might be better for this location with maybe some kind of corner public attraction gateway into Crown Center.

Re: Office project at 27th & Main

With about 25% Class A available in Crown Center/downtown and still high construction costs they may be rethinking strategy if they can get a good deal on existing CC space. If hybrid also part of new strategy, wouldn't need as much space. They probably have a lot of options and the landscape is sti...

Re: The Madison - NW Plaza luxury apts

Getting off topic but a 4-5 floor rec center could go there with both indoor/rooftop courts and other rec activities, move Plaza library there and coffee shop with maybe MainCor security or similar. A small format Target at the base would be better here than elsewhere on Plaza. Much better use of su...

Re: Main & Armour - Mac Properties

Midtown doesn't need high rises. They would just be accompanied by monster garages, which Kansas City also doesn't need. All of that would lead to even higher rents or subsidies. You can have density without high rises. This project is the perfect example of it. Can appreciate that perspective if y...

^Maybe students/residents have but the city/county gets their own MSA allocation when there's some kind of Fed action rather than a part of KC metro.

Re: Panasonic Electric Vehicle Battery Plant (Mystery Kansas 'Mega Project')

I don't recall the exact circumstance but Douglas County won't have a choice if a certain % of labor force work in KC MSA counties at some point. Or some similar metric, don't recall.

Secondary jobs can be just as significant economic impact as the primary jobs, in some cases moreso.
