Re: Golden Plains Technology Park

Not surprising KC got one but curious STL didn't. Wonder where located in KC. If the mega data center campus project happens, wouldn't be surprising to see a full blown new AWS region setup in KC, which also acts as failover backup for other regions.

Re: COVID-19 Casualties

Maybe, but some may still factor that as future possibilities. I'd want that if investing in a space before COVID is over with, especially for smallish lounge restaurants. We also don't know yet if the vaccines will work with future mutations. The Denmark mink mutation is not a good sign.

Re: COVID-19 Casualties

Bluestem ran it's course anyway. Most James Beard chefs shuffle concepts every few years. They shouldn't have issues finding investors for a new concept but hopefully they go for a Bluestem like menu in a COVID aware space that's still cozy, like maybe cubicle-like compartments with ventilation and ...

Especially given in an event driven district.

BTW, KC's leisure/hospitality jobs are back to declining after some recovery...

Re: Midtown Area Apartment Boom

^The streetcar expansion will certainly create a lot of activity. And more lower hanging rehab-able fruit in Midtown than Downtown now, attracting broader range of developers. But less likely $500M+ single projects as downtown can attract.

Re: Midtown Area Apartment Boom

^Good idea. Or include streetfront restaurant space in Main/Armour project and provide free rent to BK for a certain period, though with no drivethru. Your idea has no downtime for BK though and drivethru, which they'd likely want.

https://www.macapartments.com/servlet/servlet.FileDownload?file=00P5A00000nkmaZUAQ Something like a taller 3435 Main would be great too. If they are purchasing all of these lots, there is plenty of room for several buildings amongst renovations. I presume the U.S. Bank building would be taken down....

Re: Do you have or plan to get Google Fiber?

In general, any Internet provider that can do at least 5Mbps can work with any streaming device, even 3Mbps is doable but won't be in HD. Would want at least 25Mbps for each 4K streaming device. That's per concurrent device that's streaming. BTW, Google Fiber now offers 100M for $30. I think it was ...

Good to see confidence in KC hotel market considering the core leaned towards overbuilt even before COVID.

Re: KC metro growth and migration stats

KC metro had 30K telcom jobs when Sprint was at it's peak back around 2000. SW Bell/ATT also used to have several thousand in metro. Now under 4K telcom jobs for metro. Hopefully Tmobile can spin the trend upward again. https://lh3.googleusercontent.com/pw/ACtC-3eVywvCs1byyGjF3MBnKuWFaupI529AqZ-G_Qu...

Re: Politics

^One possible scenario is that Biden doesn't intend to play out a full second term but may still run for second term and then resign and hand over to Kamala, depending on who he/DNC views are more electable before next election. If GOP has a strong relatively moderate contender, Biden may have a bet...

Re: Is Midtown Marketplace one of the city's greatest blunders?

The project was good for Midtown but the mistake was placing suburban style pad sites along the streets and the lot in _front_ of Lamars/Verizon was a big urban no-no, parking should be in rear. Maybe with streetcar expansion, over the years they will replace the pad sites with more friendly pedestr...

The question now is what crazy/dangerous things a mean-spirited Trump may attempt during the rest of his lame duck presidency. Here's Colliers' Q3 multifamily report..
https://www2.colliers.com/en/Research/K ... ily-Trends

It doesn't break out downtown from Central KCMO but Central KC blew out rest of metro with new units, 8.8% increase for Central KC vs. 2.8% for metro.

So at this time (Thu Nov 5 early morning)... If Biden gets PA it's over, otherwise he needs 2 other remaining states (am assuming AK goes Trump). People do move, more than you think. I’ve personally heard a number of people tell me that they would flat out refuse a job in a red state.
