For those that don't know, 470 regularly backs up from the triangle clear to US 50 in the mornings and the same thing EB at night. So the new backups showing up along the eastern portion of 470 are in addition to that.

The station in Lee's Summit seems to always have amtrak trains passing through.  It would seem like a perfect place for commuter rail.  I-470 is getting horrible.  In the last year, it has started backing up in areas between 50 and 70 around the interchanges of Douglas, Colbern and Woods Chapel and ...

Well they are making a big deal out of closing the Waldo store yet I was in Independence yesterday and that store (one of the newest and largest) has quietly closed as well.

Brandsmart is in trouble, and think NFM and Ult Elect dealt them a final blow.

Simon needs to get a hold of Metro North.

What they have done with Independence Center is amazing, not only does the mall have a waiting list and could now used a major expansion, the entire area around the mall is blowing up and some of that could be due to the success of the mall itself.

If Bass Pro goes to Independence, it will take over half the traffic from Cabella's. Cabella's is on the way to nothing and the pass through traffic out there has to be next to nothing on I435 to KCI and near nothing on I70 plus you can't see it from I70.
