Something may happen soon on vacant lot on 29th just east of Paseo, abutting Troost Lake. Property looks like part of park, but only because Parks and Rec keep it mowed when they mow park. I too, miss that old Lamar's at Linwood and Oak. But I stopped when I realized what I thought was bonus chocolate sprinkles were a gift from a mouse.There was a nice little burger stand across the street(name?) and a fish and chip franchise(was it Arthur Treacher's or H Salt?).

That west side of Oak south of 31st has been ripe for redevelopment for years. No standing structures, and completely level, almost an entire block length.

There's a lot of legal density between Troost and 71. Most of it underutilized in vacant lots or vast underused(if at all) asphalt lots on 31st. Look at the 1925 map and its shocking how much multifamily housing has vanished. Most multifamily bldngs have 2 br as largest units. Families need 3 afford...

They have, which is both bad and good. Good for owners, bad for renters. In south Beacon Hill and in Mount Hope moderate size 2 floor houses that are complete gut jobs(basically paying for the lot, hole in ground, and frame if it is not completely termite eaten) are going for more than 90K. Charlotte is about the closest the east loop has to a north-south arterial. Could it be tunneled under the complex? Doc friend purchased the bldng on the NE corner of 10th and Charlotte in 2018. Would his property be untouched? Guess he made a better investment than he ever imagined.

The varying cladding helps break up the huge mass of the building, but subtly. Contrast this to City Place that seems to have everything but the kitchen sink hot glued to the exterior. On the trees, would be nice if they put in the large planting wells with oaks like they did on Broadway. I have not...

The nice looking west side is due to the donation of the property owner across the street who wanted to keep the historic look of that intersection intact(too late for the Marriott side).

Too massively blockey, Like 2 Pershing Square with some extra height on one end. Same mistake 30 years later with contemporary cladding.

I miss the old place. I had symphony season tickets here for years. Gradually moving up to better seats after one blue haired old lady after another dropped her diamonds, until at last I achieved front row center balcony. There are no comparable seats at Helzberg, the balcony starts much further back.

The windows on the 2nd floor between the columns are better. The old ones had a solid panel in the transom.

There were alleged tunnels in the Oaks subdivision between 169 and north Oak. Just look for the houses that look like an Olive Garden. The house on the Paseo is the Henderson House. Cannot quite decipher photos of Bryant. Is it a late construction photo? The top setback seems oddly truncated.
The hand sketch in the middle of the views from the P&L resembles the Empire State more than KCPL.
