3 level, 95 space garage (one level underground).
No tax incentives.

other changes:

BAD: Looks like a garage entrance was added to 31st street.

GOOD: restaurant and fitness spaces swapped with the restaurant now on the corner, entrance on 31st instead of Gillham

Yeah, why tear down a perfectly good building. Wonder if any floors could be added? I agree, I hope that it is saved. However, it is low density and 40+ years old, who knows what type of remediation is needed. If Mac is presumably behind it they have done a great job on Red Cross building, so hopef...

The shorter proposal also lacks any entrance or interaction with the park, just a landscaping strip and a blank wall concealing the parking. It basically puts its back to the park and creates more of a dead zone. The taller one has the entrance and larger windows on the ground level. Better interact...

I don't really care about temporary canopies. They are pretty popular in the UK and allow family & immigrant businesses a cheap space. It is interesting that the out of town development firm went with a local architect, and the local development team partnered with an out of town architect. Not Google Maps but the Jackson County parcel viewer has a pretty recent satellite view map layer you can view:

The imagery is from within a couple months as you can already see the UMKC dorms have been demolished on Oak

#2 is next to the new ymca, behind the Marriott. #3 is the one adjacent to KCS. interesting that they show it connecting to BAP over the bartle loading docks.

Back in 2006 or 2007 I worked at an architecture firm that did some masterplanning for them. It looked like they wanted to turn Valentine into the kind of unwalkable 'mixed use' project you find in the northland and elsewhere. Luckily nothing came of it...yet

The historic home on the NW corner of 45th & Oak has been demolished by KCAI. I think the campus master plan showed surface parking here, but I hope I am wrong.

Not sure why the alley alongside Lifted Spirits needs to be vacated to accommodate a food truck and picnic seating on the corner.
It looks like the vacation might block rear access to adjacent buildings that front 18th street, maybe even some fronting Locust like Mean Mule Distillery.
