Re: Downtown Baseball Stadium

Hmmm. Decisions, decisions. I regret having to leave this forum. A few of the discussions have been educational and supportive; thank you to everyone with true expertise and facts, and your willingness to share. I could block some folks or ignore some discussions, or lurk, but, well, let's go out wi...

Re: Real Estate Listings of Interest (Metrowide)

I have asked for "urban flats" for years. Cannot talk anyone into it thus far. Would you mind expanding on this concept A bit? I'd love to hear your vision of what this could look like. Different poster, but this is what I envision. https://en.wikipedia.org/wiki/Bungalow_court Those are g...

Re: Real Estate Listings of Interest (Metrowide)

Rowhouses and townhouses are charming, but bear in mind when developing that many older people who are looking to downsize, need places with no stairs. Makes the hunt for affordable housing as an elder even more difficult. I have asked for "urban flats" for years. Cannot talk anyone into ...

Re: Columbus Park Redevelopment

Sadly, that tale is often the case and why it takes so long to redevelop even vacant parcels. If I were a large developer, I'd create a master plan for the CP acreage with streets, sidewalks, alleys, landscaping, etc. and divide it into smaller parcels. I'd have other small developers build just a ...

Re: Real Estate Listings of Interest (Metrowide)

Belvidere, does anyone ask the developers about building townhouses in a neighborhood association with mandatory common fees versus building old-style zero setback townhouses wall-to-wall that are individually-owned, not in a neighborhood association, and have no commons fees? I ask because this of...

Re: Real Estate Listings of Interest (Metrowide)

I think the townhome thing is a lot of people on here see the demand and lack of any new supply coming on and CP is just another area that they would seem to fit in well, not that the neighborhood is wrong if it doesn't build them, that doesn't even make sense, unless the neighborhood powers are ac...

Re: Columbus Park Redevelopment

wow that is a saga! So it's moving positively forward now or it's still stuck in the mud? I got lost. Selling to UC-B seems good? UC-B has been great. Moving along, responsive, open to feedback, the preliminary townhomes look awesome. The cost...we are looking at $650,000 per unit, in that range. T...

Re: Real Estate Listings of Interest (Metrowide)

"it should all be townhomes" to...whatever. The consistent message is that the neighborhood is always in the wrong somehow. Always. I think the townhome thing is a lot of people on here see the demand and lack of any new supply coming on and CP is just another area that they would seem to...

Re: Columbus Park Redevelopment

I will see if I can find the records. The depressing part is how long we have been having the same conversations. 26 years! It's baffling. I did not copy and paste the whole thing, only parts. Re: Real Estate Listings of Interest (Metrowide)

The six acres in Columbus Park around 4th and Gillis should be all rowhouses. We are looking at 3 plots of land near CP Lofts are are likely to be townhomes and live/work spaces. Early days yet, still in discussion. Could be around 60 units. The six acres has gone back and forth on what the neighbo...

Re: Real Estate Listings of Interest (Metrowide)

You guys are funny sometimes. The homes will be very close together, as is typical for CP, and we hope for ADUs as well as homes at more than one price point. We shall see. Still waiting. I see a lot of "THIS is what Columbus Park" should do and be. It runs the gamut from "it should a...

Re: Columbus Park Redevelopment

I agree with you that it was a mistake. Especially now in light of the lack of affordable housing, and long wait lists for HAKC housing, all that green space could have been devoted to more housing. There was a lawsuit in the 1990s when they tore down Guinotte Manor and part of the settlement was t...

Re: Columbus Park Redevelopment

Construction seems to have stopped at least a few months ago. I heard a rumor that the footings weren't deep enough and some of it was on the wrong side of the property line. I wouldn't be surprised, I met the foreman and he was a prick. Heard the same rumor. Not happy, especially with the exposed ...

Re: Real Estate Listings of Interest (Metrowide)

Yeah we need more rowhouse in KC but I wouldn't touch those due to the proximity to the highway. Glad they got built though! Re: Real Estate Listings of Interest (Metrowide)

Hopefully those townhomes sell quick. They seem a bit overpriced for being really close to highway noise. I want them to finish up and start on another project, because that one is a very good one. At least the rental portion probably made the financials work out easier. My understanding is that it...

Re: OFFICIAL: Port Authority Riverfront Project

what was the scope of the study? Crossing the RR is one problem but even using industrial is pretty treacherous and I wouldn't recommend anybody walk it currently. It's a little hard to define. We went in with the idea that we might get something like a Town of Kansas bridge. We had hoped that Spir...

Re: OFFICIAL: Port Authority Riverfront Project

Can't wait for an actual ped connection. That main street bridge is cool as an overlook but sucks for connection. The other option through Columbus park is dangerous and almost unusable. Where is the pedestrian connection going to be? What option do you have from Columbus Park? Walking down Guinott...
