a 20K MLB baseball stadium would be a bit light. However I think about 30-35K would be a good sweet spot of the Royals and teams in similar markets. But no reason for KC to be 40K.

Saving a couple buildings east of Oak doesn't prevent the Royals from building Hotels and Apartment buildings over there, I don't see what the big deal is.
